Kinn Guesthouse Bay View

Too expensive for what it is. Good location though so I guess that's why.

This was the first time out family had the oppertunity to stay at a "Guest House", and we could not be more pleased with our stay. We loved this space and the amenidies. Our famlily loved the seperate stand alone entrance to our loft , this allowed us to come and go and not interfer with the restaurant guests. The kitchen and room setup was amazing. The room had exposed brick and high celings and was perfect for a family of 4. We utlized the scooters to get to numerous places in Bay View and Lake Michigan beaches. We could park the scooters on the curb outside the building and that was very convienent for us to come and go and have a scooter available The Sorella Restaurant that shares the building is amazing , we had a neapolitan pizza" and 2 pasta dishes and it was supurb and a fast easy for guests to have a great meal and not have to leave. This will be the only place that we will stay when we come back to Milwaukee in a few years. Thanks again for providing a wonderfull guest expirence.

Wonderful boutique hotel in a great, walkable neighborhood. I would definitely recommend this property to friends and family. One nitpick; There was no threshold below the door. The gap between the room door and the floor was 2ish inches. It felt like a dressing room door and left me with less privacy. There were no noise complaints, however and I still enjoyed my stay.

The concept of this place is great, but the execution is very poor. The room showed a lack of upkeep, with walls covered in marks, empty hooks above the bed where a picture had apparently been removed, and a bathroom with no functioning exhaust fan. Overall, the experience was disappointing, especially since this was our second visit and we had hoped things would be improved.

We booked through Hotels.com for two different nights a week apart from each other. Both stays we ended up having to call Kinn House to get pass code for doors. The air conditioning was fixed for our second stay so our room stayed cool during the night. Both stays we utilized the living/kitchen space which was clean and very functional. Better instructions should be provided to third party customers so they are not lost at checkin. Also a signed parking spaces in the back would be helpful for the Kinn guests.

When I called, I was told that because I booked through a third-party site, they didn't have my contact information to send the check-in instructions. That may explain why we didn't receive the access code, but it would be helpful if there were another process in place to ensure all guests receive the information they need before arriving. Thankfully, the restaurant downstairs was incredibly helpful. If it weren't for their staff, it would have been a very stressful experience trying to figure out how to get our access code and get into the building. They mentioned they've helped many guests in the same situation, which suggests this is a recurring issue. A simple message with the access instructions before check-in—or a way to verify guests' contact information regardless of how they book—would make a huge difference and save guests a lot of unnecessary stress. Hopefully, management improves their communication because the check-in process left a poor first impression.

Unit was wonderful Except for the AC not working during the night in TWO units, temperature reaching 81-degrees in the middle of the night. There is sooo much potential here, but as for now it’s a crap shoot.

Great location

Room large and comfortable. Kitchen well stocked. One comment. The trays in the refrigerator need to be better marked with room numbers to avoid confusion and to prevent personal food stored from being discarded.

Other than no Elevator really nice place just on the outskirts of town big large rooms great shared kitchen with all the amenities. Coffee ice washer dryer very nice. Would go back nice place.

This place is clean, quiet, and close to things to do. I highly recommend it!

I've travelled extensively over my 45 yr career & this is one of my top three favorite accommodations. Kinn Broadway has everything you want in a hotel and it's first class. Location, easy parking, secure, fabulous on site restaurant, well furnished and designed guest rooms, and I was pleasantly surprised by an extraordinary common area on every floor. There is a well-appointed kitchen, living area and conference room that is shared by guests. The thoughtfulness, care, and quality that was deployed in the design and build of this property is outstanding. The staff and management are consummate professionals and wonderful hosts. The Ritz and Four Seasons has a new & formidable competitor!

Exceptional

Great place! Loved that bar and restaurant on site too.

The property was nice…very minimalist. It was a bit worn. The restaurant downstairs was very good.

The restaurant and bar is exceptional, definitely plan on dinner one night during your stay. Also, Honey pie Cafe has the best breakfasts. It was a quiet and comfortable place to stay

Clean room, nice amenities

The room was large, well maintained and very clean. The only negative was the bed had no headboard and the pillows tended to fall between the bed and the wall. 7 of the rooms are on the second floor and there is no elevator so those who have difficulty climbing the stairs should not stay here unless they get the 1 ground floor room. Overall, I would recommend.
