    Location was very good. Had trouble reaching any staff member prior to arrival by phone. No one would answer and the mailbox was full (several times). On the day of checkin, could not reach anyone so went to area and found a staff member. Charged for parking even tho we did not have a car, this was not disclosed when we booked. Housekeeping was rarely seen but charged for housekeeping services. Theother building is under renovations so it is a bit noisy.

    We arrived on boat and decided to stay last minute. We requested a late checkin, as it was after their checkin time. We received a response back stating they could accommodate. When we arrived, there was no one at the property. The number in the email was wrong. The number from the reservation rang and rang. No one ever responded to our calls, email, text or voicemail. According to the orher neighboring hotels, this is very typical behavior and they have a bad rep for this. It put us out an additional $600. Don't accept a reservation if you're planning to screw a guest over.

    This location is absolutely perfect, especially if you get one of the rooms with the veranda. The staff were lovely and helpful. My only small complaint is that breakfast was extra - this is a bed AND breakfast - it seemed strange to have to pay for the breakfast. Also, there was no breakfast menu - they just brought out an omelet, bacon, and toast. That might be because they're currently under construction, though. I highly recommend it! Breakfast wasn't included, and there were no breakfast options.

    The best things are the location in the historic district and that the room has a large balcony overlooking a courtyard and Charlotte street. Negatives are the lack of disclosure by Expedia concerning their extra fees like $15/day for “cleaning” $20/day for parking and $15/day per person for breakfast. Every other B&B we’ve been to included the breakfast in the initial charge but not here (we declined the breakfast) If there was A/C we never felt it but fortunately there was a large ceiling fan that made the room tolerable. Not sure what’s going on but of the eight rooms at this Inn ours was the only one occupied during both days we were there, which did make the parking convenient as there are only 3 spaces behind the Inn and if those are filled your overfull parking lot is a block away. By the way those extra fees (except for breakfast) are charged up front by the Inn so the $388 cost shown by Expedia turned out to be $465 when it hit my credit card! The room was reasonably clean and the bed comfortable but if you need something there isn’t any staff at the Inn. The person who checked us in came from the Inn next door. Fortunately we didn’t have any issues that needed staff attention.

    There was no breakfast available- the kitchen is closed until May- I think that should have been identified at reservation time. Parking is tight, some rooms parking is around the corner but not far. Great location!! Looking forward to kitchen re opening. Would stay here again!

    Location is the only thing. It is advertised as a bed-and-breakfast, although there was no breakfast. No staff on site at anytime other than in a driveway to check you in the first day. Lobby was corded off. I booked a superior room that was advertised as the ground level king size bed with a sofa and two wing chairs. There was no sofa there were not two wind chairs and it was on the second floor with no views. It felt more like I was staying in a hostel. Stay away false advertisement.

    When reservation was made, we’re gonna pay on site at checkout no staff member members were present to check us out and payment wasn’t made attempted to make contact by phone again with no response from anyone. I wouldn’t stay there again if it was the last place left!!

    We were not able to find anyone to let us into the inn. We rang bell multiple times, called no answer no voicemail. Sent text message no response. We left and are disputing this charge.

    Very misleading, arguably a scam! Pictures of the place were not accurate. There was no A/C. Bathtub was filthy and not properly cleaned. The door knob and door knob assembly fell off on the back door. The door safety locks did not work. They way this was described online and on website was not accurate at all

    The location is great, right by the Castile. The restroom sink was the smallest ive ever seen, no counter space at all. There is no breakfast and the only coffee was in another hotel next door, which was locked and my code didnt work. They overcharged me $80, i have no idea why.

    They were unaware that we were arriving. Room was not ready. They were not at the front desk during normal hours. Had to call and there was no answer. There was nothing said about coffee or breakfast. Lots of options for coffee within a few blocks but it's nice to have a chip in the room while getting ready for the day. Nice location in the middle of all the fun. The paid parking spot was for a real short car. Our Camry barely fit.

    We have stayed here before because it is in the heart of old town St Augustine. But I think it is under new management because there are upgrades to the rooms. However it was not easy to get anyone to let us in. It is all electronic but did not get any information on the code. So we sat outside and waited until someone came by. Also we had no control for the air conditioning for the room. So part of the night it was too hot and then it cooled off. The bathroom has been renovated but there is no mirror in the bathroom for a man to see himself when he shaves!! Also breakfast says it is included but there was no one there making anything and so I reread the information page on it and way way down at the bottom it now says you must pay $15 a person. Even so there was no one around. They need to get a little better in their customer service area. Otherwise this is a great location!! And very noisy until about midnight.

    Last minute booking so we got the last room available. Room was very small and had a mold smell to it. It was clean but still foul smelling. The lighting in the bathroom was poor making makeup prep difficult. Noisy location but located right downtown so to be expected. Parking was included so that was great. Couldn’t get in touch with anyone with questions about our stay when leaving and main doors were locked to get to coffee. Way overpriced for what we got.
