But check-in staff were incredibly rude to basically everyone who I saw there - our room still wasnt ready by 4pm check-in and they made it my problem that the room was not available. Multiple other families checking in at the same time all had their own complaints - another family booked with a pet and not given a pet room and now being told it was an issue when they showed up with their dog. Another family just feeling like they were rude. Never seen that before in a hotel of this pricepoint that the check-in universally seemed to leave everyone feeling annoyed. I would stay here again, just expect the staff to be rude. Except for the guys at the beach - they were awesome and super helpful.

The proper is gorgeous with plenty of facilities to keep adults and children happy. Tennis courts, pools, beach and a lively front lawn at nighttime. Terrific family holiday. You have to book breakfast and dinner at the hotel restaurants because it’s super busy.

Pros: - the beach and the beach staff were lovely. the beach is just so cool. very clean. kids had fun with other kids, going out on the flats, playing with the hermit crabs, and wading in the water. as a parent i appreciated not fearing they were going to drown or get pulled by the waves (it was very calm). - the front lawn. kids enjoyed this during the evenings. it was a nice wat to unwind and let the kids run and play games. - the golf. my kids and husband enjoyed playing 18 and 9 holes. We also went over one evening and just used the range for an hour or so. very friendly staff and a very nice course. The cons - It did not have a high end feel to it. we were checked in and that was it. not a big deal, but it was touted as high end. I wouldn't have had that expectation otherwise. - the room air conditioning - the room itself was spacious and felt clean. the air conditioning was like a monster. it was one that came on and then turned off until the room got hot and then kicked back on. it literally woke us up every night multiple times because it was so loud - like an autobody shop or monster screeching. - inflated prices. I expect this because we're at a nice resort and a lot goes into that. but the prices were very elevated. $26 pizza on the lawn and a glass of wine and water was $30. if you're used to city/resort pricing this won't surprise you. Overall - It was a solid 'B' stay

The amenities are nice, and the beach is beautiful. We had a Deluxe Double Queen room on the 1st floor of the East wing which was a nice size and had a spacious bathroom. The main disappointment with the room was that it faced the back with no view whatsoever. The beach and pool got very crowded by early afternoon. Although the mansion and grounds were beautiful, I wouldn't really consider this to be a "luxury" hotel.

Hotel and Expedia canceled my booking last minute and I had to spend 3 hours on call to get alternate booking. I paid same high price for something that was much less than my original booking. Last minute cancelation of hotel bookings is extremely disappointing, especially if it's in middle of vacation. There should be binding cancelation policy for hotels as well.

The location/beach was great. Although it was disturbing to see the plastic cups/straws in the water/sand. Very expensive French toast ($20) and pancakes that were tasteless and dry. Medley of fruit was one cut up strawberry and 7 blueberries. Our room was in need of repair, bathroom door didn’t close and tub was slow to drain. Be prepared to have a lot of tipping cash on hand.

His response was your options are the villages or to cancel the reservation and get refunded immediately. Ultimately through persistence and making a scene “they found a room in our category” In talking to people at the property this is what they do

The property has everything needed Wonderful staff !! My room was facing a hedge. I would’ve liked a nicer location. there was a septic smell on the first floor. I was in room 138.

Most amazing place; great accommodations, family friendly, beach has one of the best waters in the cape. Definitely coming back.

Room was fine. Amenities are spread out within the resort. Have to drive to the pools from the mansion. Food availability at pool is limited and disappointing. Music is terrible choice.
