Very calm relaxing location on the beach and with nice neighborhoods to walk around. Bad weather had us indoors most of the time but in good weather the deck and lawn would be amazing . Good food from restaurant and great happy hour 3-5

1. This is NOT a boutique hotel. You are not going to get the quiet, relaxing, special treatment that you get from a true boutique experience. This hotel is the only place in the area that offers food and drink, therefore is extremely popular and crowded at all hours of the day and into the late evening. You, as a guest, do not get preferential treatment. If there is no space for you to have a meal or a drink, you don’t get one. This being said, the front desk staff made an extra effort to get us a table at their sister property 1.5 miles away, as we were visiting for our anniversary. However, you cannot expect to come in from dinner and have a nightcap at your hotel. In fact, there is no place to even sit and enjoy the evening because the bar and front porch are crowded with non hotel guests. 2. It is VERY loud. You can hear everything from dinner guests and drunks at the bar, to the people in the room next door having noisy s*x. I finally had to knock on the wall… Also, there are children everywhere. Most boutique hotel experiences I have had have had minimal children. This is not a couples destination. Don’t go to The Tides if you’re expecting a nice romantic getaway. 3. Our room was filthy. I suffer from an autoimmune condition that affects my lungs. There was black mold in the bathroom. I cannot finish this because I’m out of characters. Just dont

Great location and friendly staff. Very buzzy bar Rooms are small and a little tired. Noisy fan in bathroom. Noisy A/c in one bedroom and faulty in two of the rooms.

Coffee was good. Room Heating unit fan motor needs repair. Grinding fan noise loud during operation interrupting sleep. Bath room had only one small glass shelf under sink. All else in the room was OK. Restaurant menu item New York strip included mashed potatos, dinner served had spoon full of spinach. Spouse meal was good.

The restaurant was closed on the night we stayed. The gym, pool, hot tub is not even on the property. It was a 11/2 miles away.

Staff was great and location was fantastic. The room itself was terrible. I paid extra for a queen ocean view room. The picture of the queen ocean view room on the website had three windows. Our room had one tiny window partially blocked by a roof corner and had no screen so we couldn't open it. The room was the most expensive hotel room I've ever booked and was also the tiniest hotel room I've ever stayed in. The room and bathroom were very cramped. I'd never stay there again. The property is owned by a greedy hedge fund out of NYC.

We had an excellent stay! My husband and I needed a quick 24 hours away and we had a great stay. Location was amazing. My only suggestion is to wipe down the banisters going up the stairs.

We enjoyed the location even though you must take a car into Kennebunkport. The Goose Rocks Beach was directly across the street and even though we were not partaking in beach activities in October, the sunrises were spectacular from that spot! The neighborhood surrounding the property is well kept, quiet and beautiful for taking walks. I imagine the Inn would be hugely popular in the summer months! The rooms were clean, bathrooms updated and beds were comfortable. Plenty of toiletries were provided. The Inn feels much like home, with enough public gathering spots for your group. We enjoyed the fireplace in the morning and evenings. The restaurant, which is situated in the lobby, bustles with locals and visitors each night. We dined there twice during our stay and were well pleased with our meals each time. The haddock was the groups favorite meal of our trip to Maine and Massachusetts. The staff at the Tides is exceptional in our opinion. From guest services, to the servers and bartenders, and maintenance staff…they were all friendly and helpful. This made our visit seem even more like home! Breakfast was nice, featuring fresh breads, yogurt, cereal, juice and coffee. A protein option would have been nice, perhaps hard boiled eggs or cheese. But I’m looking for improvements, the breakfast was certainly enjoyed. If you are an early riser, note that breakfast isn’t open until 8:00, but they have a coffee maker and oat bars on the second floor landing which was greatly appreciated. Also for us early risers (5-6!) on chilly mornings, it would have been lovely to have had the fireplace available to turn on. But I understand that is something best left to staff to control. Staff arrives around 7:00am. There is no elevator. One previous reviewer said the elevator was broken, so I thought there was one. Thus, be aware if you bring large luggage, you will be taking it up narrow stairways to the rooms.
