Dave on reception was so friendly and helpful. Room was clean, beds comfortable. Classic motel. 15 min walk down to the falls. AC was standard through the wall unit, bit noisy but they all are.

The staff helped me get parking. They had a spot reserved for me with cones up. No elevator.

The bed was comfortable No electrical outlets near to the bed or anywhere convenient to charge .phones etc. Overpowering smell of cigarette smoke everywhere (smokers smoking nonstop outside their rooms on every floor). External.areas dirty. The air conditioning unit in our room made a very loud grinding noise every time the compressor came on, making it impossible to sleep. The staff was unfriendly and indifferent. Pool looked really clean and nice (didn’t swim) the beds are awful, and the shower terrible… temperature went from extremely hot to cold every 15 seconds, and it didn’t matter what time of the day/night.

My family and I had a wonderful stay at Kings Inn. The location is excellent—very close to the Falls and many attractions, making it easy to get around on foot. The rooms were spacious, clean, and comfortable, which was perfect for our family. The staff were friendly, and the check-in process was smooth. We really enjoyed our stay and found it to be great value for the price. Assigned parking or better parking management would make the experience even better.

The ownership are simply wonderful - so friendly and helpful. For the price, you get a safe, clean room, your car is close by and the pool was enjoyable. We had a few fruit flies in our room that I couldn't get rid of, and the bed was "ok" but not the most restful. Overall, good experience. More pillows, better bed.

The property was very clean and well maintained. The staff was incredible. They were very helpful and welcoming. There was nothing I didn’t like about our stay.

Only issue was the sink being sticky but we let them know when we checked out so hopefully just a quick maintenance fix (we weren't there long enough for it to be a real issue).

The location and value couldn't be beat. Easy walk to pretty much everything from food to entertainment to, of course, the falls.
