Twelve Oaks Inn

The Tv was about to fall off the wall. The sheet was too small for the mattress and kept coming off. The carpet seemed very old and dirty. Over all it was a very cheap get what you pay for.

Decent breakfast for the type of property and price. Nice and clean and felt safe throughout. Excellent value

Exceptionally clean room! King bed was very comfortable. We appreciated having a table and two chairs in the room. The breakfast was hot (eggs, biscuits and gravy) with a selection of cereal, breads, pastries and yogurt too. This room was quiet (on the back side of the building) and a great value. It is off the main street through Branson and still close to everything. Receptionist was friendly! The coffee pot in the room did not work correctly; we got coffee in the breakfast room.

It is in a convenient location at an affordable price. It could use a little updating.

It had everything you need at an affordable price. They didn’t have sausage or any meat with the breakfast.

Location was great! I miss the meat for breakfast! Full breakfast but no meat.

The person at the desk was personable Black mold on ceiling tile in bathroom. Toilet looked like the inside of the bowl was not clean

The only thing I liked about the property was the location. It was close to most of the activities and the restaurants. What I didn’t like about the property was the beds were very uncomfortable, with lots of dips. The room was musty and the air conditioner was very irregular. Had issues with the guest above us running and stomping throughout the night and we asked the property owners to ask the guest to quiet down and they totally ignored the request. The staff was very inadequate.

Location Have stayed here several times. Last couple of times, no ice machine. Had to go to office for ice. Staff was very accommodating those times. This time, however, rang bell for someone in office to get ice, could see thru their curtain. They knew I was there and didn’t bother to get up to see what I needed.

The breakfast was exceptionally good. The selection was excellent. I have a absolutely no complaints.

Everything was adequate. Breakfast was good and the room was clean. Staff were friendly and helpful.

Needs deep cleaning

It was clean. Reminded me of a 1980’s motel but it was certainly functional and economic. Easy access to Branson attractions.

Room was clean, staff was friendly, pool was clean and refreshing. Love the location....close to the main strip, so easy to pop in and rest or grab snacks, but private enough that you can relax when you're ready to wind down. This trip, the ice machine was down. But they did have ice available at the office.
