Twelve Oaks Inn

I had reserved three rooms for a family get away and all three were not clean one room had a bunch of trash under the bed and smelled like smoke, one was infested with ants and the third the cleanest was still nasty we left didn't even stay had to find another hotel. Will never book to stay here again

Like other commenters it is definitely older looking but thankfully, and most importantly, it was clean.

Loves the place. It was clean and quiet. Parking was easy since it was right in front of my room door. I saw a few families with their kids around the pool and I figured it would be loud all night but it got quiet at 10pm. The bed was a bit to firm for my taste which is the only downer for me.

Toilet absolutely would not flush. Asked for maintenance 2 times when I couldn't unstop it myself with a plunger. Housekeeping did not remove used towels.. left them drapped over the tub where I put them after using them for bathing. There was no breakfast as advertised.

Our room was very nice and clean. We loved how comfy the beds were. We were walking distance to the main strip where alot of the entertainment was and many restaurants to choose from. The free breakfast provided was excellent. So many options to choose from. Very friendly staff and so helpful. We will definitely stay here again. We had a great anniversary trip in Branson.

Everything was great! There was plenty of parking. The staff was very friendly. The location was right off of 76 and near everything. The bed was comfortable and had plenty of pillows. The price was wonderful. We didn’t get a chance to use the pool, but it looked like it was a pretty good size. We will definitely stay here again. I give it a 10 out of 10!

Don’t let the economy price fool you, this is a really nice place to stay!

The Tv was about to fall off the wall. The sheet was too small for the mattress and kept coming off. The carpet seemed very old and dirty. Over all it was a very cheap get what you pay for.
