I cannot recommend this place. And please quote the correct asking price without a service fee. But, goodness knows that they need extra fees to update the property.

The location of the hotel was close to Bryce Canyon national park. I wouldn't have called it a resort. It was more like a motel. The breakfast was fair. The room was very dark and the furniture was old. Outdoor entry to your room.

Location Not a good value and the restaurant on the property was expensive and horrible food with hardly any flavor at all. There was a Subway there and should have gone there.

The internet did not work upon arrival and was still not work the next morning. The front desk told us someone "had been working on it" the previous day and they hoped it would be fixed soon. Our cabin was in the back just past a line of ten dead trees. Directly across the gravel road were four mobile homes. Two were abandoned with the windows & doors torn out and insulation blowing in the breeze. The other two were occupied with junk cars, bicycles, tires, and what-not piled in the yard. "Free" breakfast was the worst we've experienced with bitter coffee, tasteless eggs, greasy sausages, dirty counters, and stale english muffins. The only thing sort of good was that the desk person agreed to refund $245 for our second night as we were leaving early. It's been one week now & we still haven't seen the credit come through. Avoid this place.

The property was very run down and needed numerous upgrades to achieve modernity. It was substantially overpriced in relation to value. The only excuse for the high room rates is, probably, the very close proximity to Bryce Canyon National Park. The park was great. The hotel was not worth the amount charged.

Breakfast was fine, typical hotel scrambled eggs, sausage, waffles, cereal Some aspects of the room were tired and just a little bit more attention to detail would make the place better.j

For the price, I felt like we were in a low end motor hotel. The amenities were very few towels were poor quality. Hot water pressure was minimal during the day. OK at night.

This turned out to be a really old hotel that was very dated and very poorly maintained. When we arrived we wondered if we were in the right place and concerned that it was shut down. There’s nothing quite like arriving from many states away and discovering naked light bulbs, dingy towels, mismatched paint covering the walls and a bathroom door so swollen it wouldn’t shut. To be fair the room was clean and serviceable but honestly the place probably should have been shuttered years ago.

The location was all that was good. For $300 a night you would think it would be nice, its not. Our room had mold on the ceiling in the bathroom, a broken window that was taped, and you would think when repairing a wall they would paint the whole wall...nope just a part with a different color. Breakfast was horrible.

They definitely need to have some cups in the bathroom and change the shower curtain on a regular basis

This lodging gave us 10% nearby restaurant, which was very good. Comfy beds. Breakfast buffet at the restaurant was like breakfast at most hotels. No complaints.

Our cabin location with the deck and gas fire pit. The overall place is rundown. People unfriendly.

The bed was comfortable and the air conditioning worked well. We lost our reservation at another hotel at the last minute and were desperate for a room, grateful to have a room over our heads. It was extremely shabby and run down. Bare bones room and amenities. The lock and security chain on the door - which led directly to the parking lot - were a joke. The food at the restaurant was terrible, the free breakfast inedible and depressing.

shower was good but everything else needs attention. The bed is just OK, room was dark and dreary. I opened the window to let fresh air in and dirt in the window I could have a mud facial. The pool was hot but you would not swim in because of the Green algae. Overall would not recommend to stay there as the place needs a good overhaul.

Located close to Bryce Canyon National Park. Mostly everything. Room very dated. Bathroom had no place to put toiletries. No fan or window in Bathroom. Sink was pedestal so no counter space. Only one overhead light in bedroom. On a scale of 1 to 10 with 10 being excellent, I would rate this place a 2. Unless you are desperate I would suggest you select another property. Check out the reviews on Trip Advisor which we should have done before booking this place.
