Again - the location is PERFECT, and we're more than willing to overlook sub-par service to walk to all meals, bars, and downtown shops. IF I were a Hilton shareholder however, I'd want the property mgmt terminated immediately. The support staff was willing when asked directly to 'do stuff'; they clearly have no direction - management. We may stay there again in the offseason, or we may choose the Luminary - much better managed property. The problems with the Banyan are all fixable, simply need a property manager who understands attention to detail isn't optional in the service industry.

The location is the only thing that saves this place.

Location to downtown That a few of the restaurants had closed down inside the hotel
-
We had a girls trip and the staff was awesome!!!

Valet was so overwhelmed cars everywhere in the streets. I’m not sure if the pool was closed or out of service. Their posted permits for the pool and elevators were way past due. Room was nice, but very loud with traffic and parties all night.

Perfect location in the river district to shop on first street!

No breakfast. Location was great. I think the price is too high, but I think that about all hotels these days. The price.

I will come back. However, I didn't like the rooftop. The bar area especially needs to have an open and larger windows. We were here for the 4th of July and the bar area section had the smallest Windows. It was ridiculous. They really need to make it a larger window or open it up.. other than that we were satisfied with the ground level and happy with ichiban restaurant ‼️

The outdoor chairs and cushions were covered in bird feces that clearly had not been cleaned or replaced in a long time, making the balcony unusable. Inside the room, the floors were dirty, there were trip hazards from uneven transitions, and we noticed grime in multiple areas, dust buildup, dead bugs, and dirty curtains that looked neglected. The windows and shades were especially concerning, the shades were dusty and stained, and the windows, particularly in the bathroom, were absolutely filthy, covered in streaks, residue, and visible dirt that made it obvious they hadn’t been cleaned in months. Even the headboard had visible handprints, which made it clear the room had not been properly sanitized before our arrival. Comfort and safety were also issues. The temperature inside the hotel, including the hallways and especially the elevator floor, was uncomfortably hot. To make matters worse, only one elevator was working, causing long waits and crowding, which was especially inconvenient. Overall, our stay was overshadowed by the lack of cleanliness, maintenance, and basic comfort. The suite had potential, but the condition of the property made it impossible to enjoy.

The HVAC was loud and the outside noise made it difficult to sleep.
-
Great location. Walk to many restaurants and bars.

The room was great
-
Front desk was very helpful with early check-in and tips on where to go. Room was clean and fresh. Only issue was that the window shades had no black out option. The room was too bright from the moment the sun rose.
-
Lack of self parking in property. Your options are parking on the street or valet at $30.00 a night or a parking garage about a block from the hotel. No complimentary breakfast in property.
-
Excellent location, nice terrace, interesting historic building, plenty of food options around
-
Parking can be an issue, but the valet service is very convenient and very helpful.
