Breakwater Inn

The inn seems to be still undergoing construction. Many areas of the rebuild are incomplete or shoddily done. I was not a fan of the parking situation. The bed was comfortable.

The staff were very friendly. Highly recommended. We would stay again!

The room was large and had a huge window overlooking the Kennebunk river and the ocean off to the left. The location truly can't be beat! We ate at the bar outside two nights and the food and drinks were exceptional. The only downsides were there was no dresser to put away your clothes even though the room had plenty of room to accommodate more furniture and the air conditioner was loud. We notified the front desk right after our first night and they said they'd have someone work on it, but we saw no improvement our second night. It was so loud when it cycled on that it could wake us up from a sound sleep and it didn't seem to be working that well. But other than that, it was a gorgeous place to stay!

As a guest at the Inn I didn’t think it would’ve been a no-no to bring a Corona/half down to sit in one of the lawn chairs and catch a bit more of the sunshine. (6:00) We had been up North for the day, had a late lunch and had decided to put a few things in the car as we were leaving the next day. But, I was approached by a woman I’m assuming ?hostess who said that was not allowed and she needed to take the bottle which was a couple sips left! She offered to bring the drink menu to which my husband and I replied no. We had had a couple drinks and appetizers the day we arrived. We also had dinner at Mabel’s the night before. I felt it was rude and quite honestly I was speechless. I called the Office number to speak to the Manager and had to leave a voicemail and never got a call back that evening. I then called again today Thursday, spoke to girl at reception desk also and still have not received a call from the Manager. This, is totally unacceptable in my eyes to not have gotten a response especially from an Inn that presents itself as high end/ luxury Hotel? Very unhappy, will not be back and will tell my friends never to book a stay here.

The room itself was awesome but the amenities were super basic. No breakfast or

down side, no balcony, deck or place to sit out. Very poor water pressure. Staff lovely .

Such a cute property in a great location! Check in and out were easy! Room was beautiful, updated, and very clean!

Hotel was being renovated. It was very clean and the location is awesome. There was no breakfast but there was free coffee all day long. The building was very quaint. The nearby restaurants were very good. Can't wait to visit again when the renovations are done.

Fantastic water view from our room. Nice property. Good location.

Room was a great size and really clean. Bed was comfortable. Staff was super helpful, when fridge was not working we were brought a new fridge within 15 minutes. Location was awesome, beautiful walks along the coast and about a ~15 min walk to downtown Kennebunkport.

Our stay at the Breakwater Inn was nothing short of amazing! The staff was incredibly friendly and helpful, our room was beautiful and exceptionally clean, and the property itself is truly one of a kind. Every detail made our stay feel special. We can’t wait to return and will absolutely choose the Breakwater Inn whenever we visit Kennebunkport again!

This property offers very comfortable and clean rooms. They offer stunning water views and great outdoor property to relax and enjoy. All of the staff was very helpful and friendly. I would definitely stay here again. It was a very good value.

Beautiful rooms

We had an amazing remodeled King room with a porch and chairs on the 1st floor. Great views of the river, ocean and sunset. Nicely furnished and we were within walking distance of Dock Square. The Port Fish and Chophouse Restaurant at the Inn was excellent. Mabel's Lobster Claw across the street had a lot of choices including great Lobster Rolls. The receptionists helping us check in were excellent. We arrived early and they texted us when our room was ready and then escorted us to our room. Highly recommend The Breakwater Inn.

The Inn is beautifully decorated. Our room was lovely with antique furnishings, luxurious wallpaper, great bathroom/shower amenities and a lovely view of the harbor. It actually snowed the morning we were there and the village looked like a movie set. We were there in early April so few places were open. The shoppes we entered had very welcoming staff. We would definitely come back in warmer weather to take advantage of biking around the village. The Inn was great - very nice and accommodating staff. We did not have any issues while we were there. Even the snow wasn't a problem!
