The room appeared clean. Killed a small roach the second day. Shower steadily dripped. Couch was so hard, like sitting on a board. The bed was a little too firm for my liking. The elderly lady at front desk is not friendly at all. At check in, barely spoke and never looked up to acknowledge us when we would walk by and say good morning. Breakfast was ok. Biscuit was so hard the first day that I couldn't cut it with a knife and gravy was very runny. 2nd day, biscuit was good. We didn't spend much time there, only to sleep and shower basically. Enjoyed the closeness to the lake and state park and good Mexican food restaurant.

We did have to leave a one hundred dollar deposit, we found that a bit unusual and our room was extremely cold. We had to turn on the heater.... and it was 97 degrees outside. The breakfast seemed "ok", we went to Denny's instead.

This had to be in the top 3 worst hotel experience of my 62 years of life. To begin with it appears that this hotel we recently “freshened” up. The room and room amenities appeared rather new but it quickly became obvious that paint and new furniture cannot cover up systemic issues of poor management. Entering the room the first impression as we entered the room was that in spite of being a “smoke free” facility, the room was obviously smoked in. I was given a nearly empty bottle of air freshener mist and told by the front desk attendant to open the windows and spray it around and that should take care of the odor. There was a lamp on the desk with the power cord draped over it and no outlet accessible anywhere near the desk that I could see. The two electrical outlets under the tv were dead, thankfully the ones on the nightstand worked or we wouldn’t have been able to charge our phones. Despite being on the top floor at the end of the hall in room 301 we were awakened thru out the night by slamming doors from the stairwell next to us. Then when I proceeded to take a shower the next morning the washcloth I grabbed had faded brown stains all over it so I discarded it and simply used the tiny bar of soap and the bath towel was yellow. There was apparently only a single attendant in the morning, an Indian man who was extremely rude and dismissive of my complaints and told me to “email the manager”. Take my advise, STAY AWAY from Americas Best Value Hotel in Livingston, Texas.

Ok place to spend one night. Breakfast was not that great. Not much grass to walk a dog. AC was just ok the room felt damp.

Nice pool and friendly staff ..I was allowed to check in early which was a plus!!!

I do have to thank that staff for coming up stairs to the 2nd floor at 11pm to FORCE all of the DRUNK AND LOUD 11U baseball tournament parents out of the hallway and into their rooms. They were very disrespectful to the other patrons... I won't mention the town that they were from... I would stay again if I could not find better accommodations.

I was not impressed by breakfast. The coffee machine was broke. So no coffee. There was no water or milk. No pastries or yogurt. They had a coppachino machine but only decaf coffee No black coffee. Biscuits weren’t fresh. Etc. idk if we would stag there again. Location was good because not busy and very quiet.

If you want stringy threadbare towels this is the place for you. Breakfast was a joke with no variety and nobody checking quantities. At least 30 people had nothing except for toast or milk less cereal, Bathroom was not very clean and had moldy caulk around tub along with splintered door frame and baseboard. Never again!!

That it was for a reasonable price and when I asked if I could stay til noon / late check out it was no issue That I could hear the freeway from my room

One of the front desk staff couldn’t have been any worse. An old lady, called Pati, was just plane rude and disrespectful.

Price is good was clean but could use some upgrades. It seems tired. The towels are substandard so even an upgrade there could be substantial. Staff is great and the breakfast is better than expected.

Machines is breakfast area we’re not working. Vending machines did not working. Cleaning staff left used towels in room and did not replenish soap in room. Tried going to front desk and could not get a response. Individuals drinking in parking lot and playing loud music until early hours!

The hotel was nice and clean. The room was nice but some noises from the second floor. The breakfast was ok and there was plenty of parking. The awful sewage smell at the front entry of the hotel. I did not like that the hotel did not offer free cancellation. I had to pay for that service just in case something happened and we could not make the trip.

Staff very courteous. Bed comfortable, but made a metallic noise when sitting down on it. TV did not seem to have any good channels to watch. Need to bring your own modem or firestick to connect to it? Towels were dingy and worn looking. They need to be replaced with fresh new towels. Breakfast was minimal in choices. The fried eggs would have been more appealing if scrambled. Conveniently located off of expressway with a little bit of maneuvering.
