Great location

Parking was fine as you are assigned 1 spot. Location is well within walking distance to downtown. The only problem we had was when we got to our room we noticed there were no towels and one of the bed sheets were stained. We brought this to the attention of the front desk who came to our room immediately with fresh towels and changed out the sheets. The body wash and shampoo dispensers were also empty which they filled. The staff at the office was very friendly and helpful. It was just the housekeeping we had a problem with.

Well cleaned room, nice staff and super nice to talk with the owner which was working at the main desk and later chatted with while at the car show.

I feel that the room was designed to not spend a lot of time in it. No side table/desk or counter. No cable, which is fine with me but the internet connection was as good as claimed This was much smaller than appeared online, you walk right into the bed as you walk in. The room was very clean but the soap provided was awful. And the body wash was empty before I got there so I had to request it to be filled. The staff was nice and pointed out places to eat and events happening. The best thing about the place is the location to the beach and the parking was easy! A huge FYI….they are right on the train tracks and your room vibrates with every train!!!

Very nice little place to stay. The balcony is very narrow, especially with the chairs, but overall, a nice, clean place to stay close to the pier. Our shower had no soap; it was empty.

Friendly staff. Easy access to beach. Close to Pier. Very small room, but had a comfortable bed and was clean.

this is by far one of the best hotels at Old Orchard Beach, and the owmers and staff are friendly and helpful

The room was clean as always. The staff is always so helpful if you need anything. The outdoor pool was awarmer than the ocean, so that was great. Plenty of parking! Always a great place to stay highly recommend!

Chill owners, warm pool , great location and clean room

This is a great little spot on the west side of the boardwalk and pier. Very short walk to everything! Not right on the beach but directly across the street. The hotel offers beach chairs and other beach equipment such as pails and shovels and boogie boards for guest use. Peter and Lisa are delightful! There is a pool and an awesome BBQ area in the back with tables and chairs, grills microwave and toaster, utensils and condiments. We'll definitely be back!

Location is about the only good thing I can say about this motel, although there are others quite a bit closer. Bathroom had a poop smell, I realized it was coming from the toilet. Toilet was old and stained. Shower walls and floor were brown from not being scrubbed properly. Shower is extremely small and wouldn’t be good for large people. I had to turn the water off while I soaped up and put shampoo in my hair so the water wouldn’t wash it out before I wanted it out. Train comes by quite often and the beds shake like you’re on a ride from palace playland. I strongly suggest make sure you remember all your items you brought with you or it could very well be thrown out. We forgot an expensive temperpedic pillow with a pillowcase from our set. I contacted Lisa guidi the same night we left explaining this. Three days later she wrote back and said the pillowcase was stained ( it was not) and therefore was thrown out. I said I don’t think staff should be throwing peoples things away. That’s when she became rude and said if the pillow was that important to you I’m surprised it was left behind for our housekeeping staff to find. Then she said I should have told them not to throw the pillowcase out, but to leave it on the pillow. I’m sure by the time I got home 7 hours later it was already trashed. She acted like it was a crime to forget things. She was quite nasty about it. She didn’t even offer a simple I’m sorry for her staff throwing our pillowcase away. Not a good place/ people.

Standard 1970’s/80’s era beach hotel. Fit the bill just fine. Staff very pleasant. Room was clean (ZERO issues). The heating system worked great as did the air conditioning. Look, this is not a Ritz Carlton and does not hold itself out to be. I don’t give out 5 star ratings for properties which are not designed to be 5 star hotels. Here, this was all I expected having stayed intermittently at Old Orchard Beach since 1980. I would have I issues rebooking for my wife and I for a few nights next year.

The property is on a main road (quiet mostly after 10 pm) and next to a train line (a few trains at night) so if you're sensitive to noise while you sleep bring some ear plugs or a sound machine.
