Pools and pickle-ball facilities were excellent. Accom felt very clean and spacious. Location is good but a good drive out of Kona town. The activities sales rep on check-in were knowledgeable but shouldn’t be so immediately ‘full on’ when guests arrive late after long flights. Suggest they give guests a call the day after arrival.

It was spacious and quiet. Our unit was a very far walk from the parking area.

Kitchen was clean but… there was food left in the fridge….that was surprising. I didn’t like that it was a timeshare … I did go however the salesman at the other property made it a bad experience. Stated I had to make a decision at that moment..the answer was no

Location, staff, pool, large bedrooms, our unit close to office and parking. For us, traveling with little children, bedrooms on ground floor and living area upstairs, we bought a gate from Target to keep the 17 month old from the stairs. Otherwise he’d be crawling the stairs and could get hurt if we were busy.

Staff was friendly and welcoming. Beware they send you to a 'concierge' desk to claim your key cards but it is a heavy time share pitch. The property and some details are a bit run down so not a good start. The closet bars/hangers were thick with dust and the furniture needs some upholstery cleaning as do the vents/filters for the AC units. There was a 'designated smoking bench' right below our balcony so that ended many morning coffees quickly. Nice that they have the benches but a more thoughtful placement would be better. There was a strong chemical smell coming from the dishwasher. We ran it once to see if that would clear out any left over soap, etc. but discovered the machine was actually broken and the smell was likely an epoxy used to glue plastic parts back together. We didn't use the dishwasher for the entire visit. No big deal. When they suggest you store ALL food in the fridge, you should. They get bugs and ants due to the weather, etc. The parking didn't bother us but it is a two level garage and a little walk to get to your place. If you need a ride in a golf cart, one of the staff will happily pick you up or drop you off. There isn't ocean access. Wouldn't return.

Things I did not know - this is a vacation property and at check in the concierge will meet with you to set up a timeshare/vacation rental presentation at one of their properties. This was not something I was expecting or had time for - they were very gracious when I did not want to schedule. Only true cons (just to prep you) - (1) parking is quite a walk from where you will stay - so plan accordingly for unpacking and walking up; (2) and the location is not truly near anything like grocery store, restaurants, etc. All in all - would stay again if I were staying for a longer vacation as it is an excellent home base.

The resort is well maintained and close to the ocean. It is far enough away from Kailua-Kona that it feels secluded but close enough to shopping and activities. The villa was very clean and we had a pool and hot tub right outside the room. They offer 1 or 2 bedrooom options with certain views with a full kitchen and living area and washer and dryer. The grounds offer lush plants and flora that surround the villas. Lots of tennis/pickleball courts to play and you can checkout equipment. They have some fun activities like making a bracelet, shaved ice, cultural seminars. Family friendly. I liked that they didn’t charge extra resort or parking fees like other places I looked into. There is a $250 deposit that is done at checkin but gets deposited back into your account after checkout. I would definitely stay there again. Their concierge was helpful in showing what the island has to offer without being pushy about timeshare tours that are available if interested. They do offer seaside villas as well if you want to upgrade. Overall experience was amazing.

Spacious rooms with comfortable beds. Well equipped kitchen. Pool and hot tub very clean. Didn’t use a lot of the other amenities but entire property was clean and easy to navigate. Appreciated the suggestions and coupons offered to local businesses as well. Very friendly staff. Really nice place for families

I booked in December for my trip in June only to receive a room way in the back with no views and that was not only outdated, but the kitchen had HUGE roaches when we arrived and a huge stain on the carpet in the dining area, the fridge looked terrible from the outside (so disgusting!), cracked tiles and the toilets were so slow to flush (not normal!)The phone in the master room did not ring and had so much static you could not hear. When I asked to be switched to another room they said there were none! All they were able to do was spray the roaches! SO disappointing! It felt discriminating. I had been looking forward to my vacation for so long and this was what I got. This is the third time staying at this resort and this was by far the worst. I felt like they didn’t care. They did nothing to accommodate my stay except spray the roaches. They offered to reimburse me for the days we didn’t stay if I chose to leave their property but who has time to look for another location when everything is planned? Had they told me sooner I was going to get this terrible location then I would’ve not stayed there. Beware if you stay here. Make sure they book you in an updated room!

The refrigerator froze our groceries even when adjusted to the highest temperature setting, and the ice maker didn’t work. The pools and hot tubs are small. Otherwise, the premises was okay.

We had a wonderful stay. The staff were warm and professional, and the amenities were thoughtfully provided. It was an ideal base for resting and exploring the Big Island.
