Spent 3 nights at this property and am happy I did. Free Brunch served between 9am and 11am was prepared by a chef and was excellent. Staff were very helpful with good suggestions regarding transportation and tourist sites. Room was comfortable and basic. Good AC, WiFi, TV and clean. No fridge or microwave in the room but both were there in the kitchen and everyone had access to them. Kitchen was well stocked with coffee, snacks, silverware etc. Only improvement I would suggest is adding handrails in the shower and some basic things like soap and tissue box near the sink. Made some friends hanging out during brunch and in the patios all around the property. All in all had a pleasant stay!

This property IS NOT A RESORT, nor is it a spa. It feels like false advertising, and it honestly shouldn't even be listed on Hotels.com as a hotel In reality, it is just a large, old family-style house with a filthy interior and exterior. The entry door and floorboards look like they’ve never seen a cleaning supply. To make matters worse, I almost threw up this morning when I saw the filthy, chewed-up sponge being used to wash the dishes. A few other major issues from our stay: Comfort & Lighting: The house was extremely warm with no main AC, and there are no blackout curtains. The streetlights kept our room illuminated all night, and as soon as the sun came up, the entire room was fully lit. Breakfast: The "handyman" was called in to cook us breakfast. Our only choice was eggs, bacon, and Wonder Bread. You've got to be kidding me—Wonder Bread? Misleading Amenities: When we booked, it listed a credit for what we thought was spa treatment, no credit given. On top of that, dinner reservations required 24 hours' advance notice, which was a huge letdown. We later found out this place is marketed as "marijuana friendly." I guess if you're high, this place might seem great—otherwise, save your money and book somewhere else.

I loved this place and I am looking forward to going there again.

Breakfast was AMAZING! The inn is clean and has plenty to offer. Our dog loved it and definitely set up for her. We can’t wait to book again and bring friends!

We talked to Dennis for 6 months planning our stay. When we arrived, there was a note on the office door with a number to call. I called the number to find out, Dennis wasn't there, and wasn't going to be there at all for our stay. (When I spoke to him 2 days prior and he never mentioned this or the fact we would be checking ourselves in.) We were told to go on in and our door combination was given to us over the phone. We didn't have a host the entire stay. We were completely alone the first night never seen another person. Until the cook showed up to cook breakfast. The concept is great! The cook (Jason) was super nice and very informational about things going on in the area. It was a little odd not having a host.

Property is so welcome and cozy. Breakfast was made to order every morning by Chef Jason and it was delicious. Glad to see that we can bring our dog next visit. Lots of places inside and outside for relaxation. Games, puzzles and books available. Perfect location for enjoying downtown Manitou Springs. Thank you, Dennis, for what you have created.

I really love this place! It's worth what you pay, private rooms, and kind staff. If you're a 🍀 smoker, you will feel right at home! I've NEVER stayed at a place that was so welcoming and inviting about 🍀 smoking. Dennis is wonderful! They also cook your breakfast!! AND, they have 🍀-infused meals with advance notice! So worth it!!

Cool place, great breakfast, really friendly people working there.

Very comfortable and relaxing

We had Casita one which is separate from the main house. The main house has bedrooms and shared living quarters. Plenty of snacks and a large kitchen is available. Free breakfast is well worth it! I would definitely return to Casita 1 or Casita 2.

Great place to stay all around!
-
The breakfast was so delicious it was freshly made and chef was very professional. I would have loved that there was a front desk person however the person that I talked to over the phone to give me our lock box number so friendly and helpful. The room was immaculate as far as cleanliness goes. And the property is pet friendly however we did not bring our dog this time we will bring our dog next time though!

We will definitely be back to this hotel. The staff was real nice, the beds were very comfortable, and the chef made a real nice breakfast in the morning. They also had a real nice outdoor space and it was a quick walk into town.

We had a great stay here. We had an issue with the thermostat upon arrival, but the owner Dennis was quick to respond and get the issue sorted for us. He even offered to upgrade our room, but we were happy staying put. The bed was extremely comfortable & the complimentary snacks & beverages in the communal kitchen were a lovely addition. The hot tub was relaxing and having brunch cooked on site was such a bonus. We’ll be back! This place is 420 friendly. I don’t smoke but the smell doesn’t bother me. If you’re sensitive to it, this might not be a great fit for you.
