Friendly staff, clean room, the general vibe and the decor, also great location and lots of parking

The property is well maintained , the house is spotless, the kitchen and bathroom are well equipped, lovely decor, and within walking distance from the attractions. The owner was pleasant, friendly, and responsive and answered questions in a timely matter. I would perhaps label this property as an airbnb, not as a bed and breakfast. Breakfast was not provided , even though it is listed as an option , with a price I was willing to pay. The supposed breakfast option was one of the main reasons I chose to book this place. It would have been a nice touch to have provided some fruit on arrival , as I have booked Airbnb's , it is always provided.

We had the Family Suite and it was great! It during the heatwave over Canada Day and the suite was beautifully cool. Beds were very comfy, there was extra bedding, pillows and towels. Everything was spotless. We shared a kitchenette with the other room on the second level, and everyone respected the rules. I loved having a fridge because I need to bring a lot of my own food due to allergies and there was lots of room there. One parking spot was provided free. They are close to the concert and fireworks site so we were able to walk there and not have to find a crazy overpriced parking spot. Absolutely recommend this establishment and I hope it's available next time we come to Niagara Falls! Thanks so much for a wonderful stay! Honestly, I cannot think of anything to put here.

Everything was excellent! No complaints

The location was great - we were in town for a concert, and the venue was less than a 10 minute walk away. The major attractions of the area were also an easy walk away. The included parking was handy too. Plenty of food options nearby. The wi-fi was pretty spotty. Although I don't usually spend a lot of time in the room when on vacation, I was hoping to catch a World Cup game or two. Although the TV was plenty large, our 'Superior Queen' room did not carry any stations that televised the World Cup games. As we are foreigners, none of our apps worked either.

Friendly hosts, parking lot was very convenient. We were in suite 1, it was perfectly cozy and clean & I liked the colorful decor. We left the thermostat where the host had it set when we arrived at 19 C which we were glad for during such a heatwave. The provided robes & spare comforter made us feel so at home. The bed was very comfy, and I'm a sensitive sleeper but I slept great! The kitchen is also clean and well equipped for preparing meals during a longer stay. The complimentary beverage station in the dining room is amazing. The location really is a 10-15 minute walk from the Falls which was super convenient and saved us on parking costs. Definitely worth it to stay here. There's not really anything we didn't like.

Very clean. Access to amenities like frig, dishes, coffee, drinking water as well as toiletries supplied. No breakfast available even for purchase as stated. No snacks either has other reviewers commented.

Would have liked a couch to relax on. And perhaps a Danish or breakfast bars for an on the go breakfast. Maybe a table top ice maker. I have a bad back so the bed was too firm for me but was fine for my husband.

We stayed two nights in the Cozy House and thought it was perfect for our needs. The owner was really helpful and has thought of everything you could need. Even bath robes and Werthers candy as extra kind touches. Loved having a laundry and a big fridge to store things.

Location was good. Was disappointed there was not a nice outside area to sit and relax.

very close to the fall, only takes about 10 mins. the host is very friendly and quick response. free parking at the side of the house. the house is clean. wifi signal sometimes weak.

Please do not advertise this B&B. Breakfast is not part of the deal , you have “ to pay extra”. The “snacks they pretend to offer are few old cookies, no fruits ( as they pretend to offer! We haven’t seen the owner either, got the entrance code by text. Although is walking distance from Falls, the area is not nice at all, old , unkept houses and neglected yards, looks unsafe. The advertised “ renovation “ was poorly done, horrible colors, room was small, the bathroom floor was dirty, hair all around. A Japanese family occupied the upstairs rooms, by 11 pm the noise was horrible like they tried to demolish the rooms, the water was running- most likely they decided to take a bath! So , for a while I will stay away from B&Bs, these places are more for profit now, the advertising is a lie!
