Ocean House Hotel & Motel

Bed was the only good thing about this place. The room was 10x12 including the closet sized bathroom that you could not fit two people in at once. The air conditioner was loud anytime it ran. The floor was so uneven you literally were walking up hill from one side of the room to the other. We were on the third floor, there are no elevators which is fine since we are younger but it is not advertised that way and I read one review after our tip about a 70 year old couple being put on the third floor. If I were maybe staying at a bed and breakfast I would expect that size room. We could have stayed at a smaller Airbnb for what we paid for this tiny room. Also one of the exits clearly had mold on the ceiling. One thing was they must paint the pipe in the bathroom because the moisture was causing it to show rust by the time we left.

clean, very clean. Pools (all of them) crystal clear. Location directly off the beach and walking distance to all activities makes it an easy choice!

A few things that could improve this property is a bathroom in the first floor common area for guests. There is no elevator, so if you are on the 3rd floor you have to go to your room. The hotel is nicely located far enough away from the noise of the rides and boardwalk, but very close to the beach (which is excellent) and a short walk to them and all the restaurants. They have some very pleasant areas to sit and read a book. It would be amazing if they used their dining-bar area to offer food and drinks. It is a lovely turn of the century hotel, but could be more. It is part of several hotels in the area and the check-in and check-out is down the street at the Waves Resort and easy to find.

This place was perfect for our time at old Orchard Beach. Just the right amount of space, nice customer service, walking distance to the beach and to the pier. The beds were comfy, but they were definitely a little bit squeaky. That would be my only suggestion. We would definitely stay here again. Thank you ocean house.!

Place was very clean, very quaint. Our only complaint was it didn’t have a balcony or any sitting area in the room.

Don’t like how noisy the ac was. I’m a light sleeper so every time the compressor kick on it made a whining noise. Woke me up throughout the night Room key sucked, big bulky tag attached to the key. Please use electric key tag if you’re reading this. For $300/night you should be able to give us a more modern entry Overall we do like the place

Location… close to beach.

The room is very old, with paint touching up what was once wood panelling. My kid found someone’s stick on nail on the floor when we arrived. The room above leaked water into the ceiling leaving staining when they used their shower. There was a hole in the bathroom floor my kid cut their foot on. First impressions was slightly low but everything worked. The beds were absolutely awful. We opted to sleep on an air mattress on the floor they were so poor. A room for 6 people had 2 steak knives, 3 forks, 2 spoons. The parking was easy and close to the room, the sea view pool was awesome. Location to the beach couldn’t be beat. BBQ’s available to cook with propane provided. Staff were so helpful and provided everything we needed during our stay. The room with some proper updating could be an absolutely amazing place. I would return, as this seems to be the general state of all the places on the beach but next time would fully be aware of what I was getting for the price I paid.

Room was clean, comfortable beds, fantastic shower. Parking was difficult but we made it work. The honking train than runs across the street was something to be desired but the whole strip of hotels runs next to the tracks.

room was good size and had bedroom. bathroom, kitchenette and living room. Beach was a 5 minute walk. We had access to pools from other hotels (4 total). 10 minute walk to amusement park and restaurants.

This place should not be offered to mid and high value travelers, much less to international travelers. Very run down property, noise, very old and over priced. The night should be $50 not $320, it’s a rip off. Never will stay there and won’t recommend to anyone.

What I hadn’t anticipated was how noisy this place would be. You hear everyone in the yard, on the street, on other decks, throughout the Ocean House, the a/c unit rattled, the dumpsters bang, and the train blows a LOUD whistle through the night. Most of that is not the hotel’s fault, however, it is information I’d want before I booked. Oh- also, no elevators, so plan to haul your luggage up the wooden stairs (3 levels for us).

The room was small, as in it fit a bench and a king size bed only. You couldn’t really walk around. The bathroom had more walking around room. A good 5’ turning radius clear. Bathroom was fairly new and clean though. The room is loud. There is a train that goes by 4 times in the night. BLASTING it horn. Wonderful for a nights sleep. The area is ok. For the price of the hotel, youre better off staying at a higher quality hotel and in a better area. Like Freeport, kennybunkport or something similar. This place isn’t worth it. Probably nothing in this area is.
