The parking lot has broken glass and overflowing dumpster area. The hotel common areas needs some fresh paint and deep cleaning. I was pleasantly surprised how clean the room was compared to the rest of the hotel. Mattresses though need those enclosed mattress pads to help prevent bed bugs. TV has basic cable, with some HBO and is easy to turn on a watch. They advertise MasterClass streaming, but the entire program doesn't stream so it's useless. Shower is nothing special. Breakfast was okay.

Good location

I have stayed at this property several times and it is my go-to when I visit Topeka. It is in a quiet area. The property is clean and the staff are kind. This visit, however, the WiFi was out for all three days of my stay. Because I work while I am in Topeka this was an inconvenience because I had to work off site at coffee shops which is not ideal. This is why I deducted points for amenities this time.

Just not what I would expect from a Hyatt brand. The property needs attention. It is very run down and warn. The pool gate needs immediate attention - ot barely opens. It has a Very Good overall rating so we took a chance as the rate was reasonable and we are traveling across country. Won't make that mistake again.

Location was good

Cleanliness of the rooms, heading and air vents was overlooked.

Property and room were clean, Exercise room was ok with 2 treadmills Breakfast was typical stuff.

The hotel was being renovated while we stayed, so a lot of the amenities were unavailable. It was a bummer that their website didn’t say that the entire ground floor was underwater construction. HOWEVER the staff were amazing, very funny and helpful - they were making the best out of the lack of a lobby, and they are the reason I’ll definitely be back after the renovations :)

Staff was amazing, nice room and good breakfast.

The room was small and it was a suite, and in the bathroom the ceiling was looking like it was linking and someone did not do a good job patching it up and in the lobby, where people sit to eat molded water was dripping from the ceiling, my cousin was sitting there and the water dripping in her cup of apple juice! And a man had thrown up idk if he was a worker r not but they had took shots in the lobby and he came outside to throw up and it got on the door and window and it was not cleaned up good. And the hotel should have an area where families and friends can hang out at inside.

Great room generous size clean and modern.

Decent hotel for the price, good location close to lots of food options etc. Could have been a little cleaner. Linens etc were clean, but under the sofa sleeper etc and corners of the room hadn’t been swept in a while. Bathroom had missing tiles, and porcelain from the tub missing. Breakfast was great, pool/hot tub were great. Parking lot well lit and lots of space. If the price was right I would stay here again.

I came to Topeka to visit family. My cousin recommended the property and I was not disappointed. My room was clean and spacious with everything I needed. The location was perfect. I was about 10 min from everything,,,dining, shopping, and family. The staff was helpful and had immediate answers to my questions. I didn't get to enjoy the pool; however, I had breakfast every morning. It was delicious. Thanks for a great stay. Hyatt Place is my number 1 choice for future stays.

The hotel was nice but our room was clearly not finished with cleaning, we didn't have trash bags in our trash cans and the floors had not been swept. Luckily we had extra bags and just took care of it ourselves so we didn't have to bother hunting someone down

Mostly clean room (small blood stain on the sheets in one bed). Great breakfast once restocked.

Room was veery good shape. Hard to watch tv in bed! Breakfast was good but not was good 3 years ago!

Booked a room to sleep 4 and was given a room that sleeps 3. Not a big deal. My wife went down to front desk and they were rude and made her feel like we were inconveniencing them when we just needed what we booked since we were traveling with our kids.

Crumbs all over under the table and shower was crap blinds were torn and nasty huge stain on window, other than that it was nice
