This is a unique, boutique facility. It's beautiful and nicely quirky. The rooms are very comfortable and well appointed. The location was perfect for our activities in Buffalo. Nothing important.

It was so easy to locate and navigate the streets with parking! Host was great with communicating directions and such. It was very clean and beautiful! The bed was really comfortable! It is an older building so the sound travels and you can hear other guests in the hallways and across the hall in their room if they are loud or have crying children.

No staff on property, but check in and check out was flawless. There are limited parking spots available on site. Cab or ride share is about $30 one way to get to downtown Buffalo (Key Bank Centre). The property is very clean. I would stay here again.

The location was good and we were told about a restaurant nearby which we liked. The house was decorated beautifully, and the parking lot was close by and free.

Property was comfortable, cozy and convenient to everything downtown Buffalo…. Loved the hospitality, the sitting room with fireplace, the amenities and the on site parking.. the off site manager was always available and exceptionally helpful. Have nothing negative or recommendations for improvement!

Beautiful, safe, and low maintenance. It was a self-check-in system One of the sinks in the bathroom was broken and gushed water all over the floor. Thankfully, we had another sink that worked just fine. We just notified staff of the need for repair.

Gorgeous decor in great location, a two block stroll past lovely historic homes too a supermarket, restaurants and shops. A small thing .. the hot water for the tea and coffe in the foyer was super slow to work.

Despite being staffless on site, the phone communications where quick and responsive. Rooms where comfortable. They offered more free amenities than the richardson at the a cheaper overall price. Champagne rooms ac was struggling on the hot day. Being set to 62 got the room to 72-74. I looked in the vents a cleaning of the unit should help.

Beautiful place. Room was clean and comfortable. Easy check-in and great communication from the staff. Excellent location as well. We were on the first floor and the footsteps upstairs were pretty loud and woke us up several times. I would still 100% stay there again and would just bring earplugs or headphones. Outside of that it was actually very quiet and peaceful. I wish we were staying longer to enjoy some of the common areas in the hotel. Very charming.

Beautiful. Very comfortable. Tho the interactions with staff were not in person, they were warm and efficient.

Just one thing to improve: our room had a nightstand that wasn't securely fastened to the wall. I was staying with two small girls, and when they opened the nightstand's door, it tipped over onto them—causing the lamp, which is quite heavy, to fall on one of the girls. Fortunately, no one was hurt, but I recommend securing that nightstand more firmly.

The Edward is a hidden gem in the Elmwood area of Buffalo. The room was large and spacious. It had nice amenities as well, including an area off the lobby for people to gather. Check in was super easy and the staff checked in every day with us to make sure we had everything we needed. There are only 6 parking spots on site, but on street parking was available. Very lovely - would definitely stay there again!

A unique and lovely renovated small hotel. Beautiful, large rooms with a fireplace, roll-top bathtub and large shower. Close to grocery and restaurants. Very helpful staff.
