The location was fantastic. Within a block of everything Newport has to offer. Rick, the owner, was so welcoming and funny! The made- to- order breakfast was a nice touch. We’ll be back for sure.

After confirmation emails, phone calls etc., my reservation was cancelled 24 before my flight was leaving.

Great location and helpful staff. The room and bathroom were good sized and had all that we need. The bed was not very comfortable and there was some clutter and signage that took away from the charm.

They moved me to a 3rd floor room in a different property, which they said would be nicer but wasn't. Very small. Cable TV didn't have any reception. Could not connect to the WiFi. Checking in was such a process. I had to pre- order my breakfast and give a time when I would be down. Who knows what they want for breakfast at 4:30 the day before. Never stayed in a b&b that didn't have breakfast laid out for you to just come down.

The location near Thames St and America’s Cup Ave was great. The breakfast was good but not exceptional. The room was ready when we arrived, but they had forgotten to finish cleaning and supplying the bathroom with towels, etc.

I did not like anything about this stay except for the location to where the Ferry left for Block Island. This place is so overpriced. It's tiny and cramped and dated. The bathroom was especially pathetic. We paid over $600 for one night to sleep in a dusty room with a terrible bathroom. The balloon shades were full of dust and the window air conditioner smelled like mildew. They had a half full bottle of dial soap in the bathroom and the sink was like one you'd see in a high school dissection lab. The tiny toilet was not screwed properly to the floor so you tipped when you sat down. The tub at one point had been replaced, but the tile not. There was exposed concrete and the shower curtain had stains on it. They should be embarrassed about the lack of upkeep and the rates they're trying to pull off.

Breakfast was delicious even though the entire situation was confusing. Parking was not easy but understandable in Newport. We did not have the room we expected but it was decent moving from inn to inn and not told this in advance

Front desk totally rude and unhelpful. No offer to get new crib after theirs was moldy. When I complained to Rick the owner he didn't offer any sort of help other than listening for 10 min. He doesn't care about customers just buying a new Porsche.

We were greeted before we even got out of the car. The staff was excellent, warm, friendly and extremely helpful. This location was walkable to everything, including the free trolley. Breakfast was great! I really enjoyed the French Toast. You won't be disappointed.

Location Wasn't a friendly check in at all. We booked 3 rooms and were told because of that and only having one car we would be upgraded I can't imagine our stay if the rooms we had were an upgrade. Breakfast wasn't served until 930 am which was too late for all of us.
