The rooms were absolutely impeccable!! Thr location was great. The breakfast on the tooftop patio was creative and delicious. Parking is always a challenge in Newport and the handled it very well with prepaid remote parking. I would recommend the Outlook Inn to anyone.

Wish I would have known the 11 am breakfast cutoff is at 10:30. After checking out and about to head out, I was hoping for an included breakfast, but waited in the kitchen for 20 mins with another girl and nobody showed to cook. Other than that, the spot is a block off the main street and a great space to stay.

The outlook Inn is in a perfect location, centrally located in the middle of Newport walking distance to most bars, restaurants, shops, etc.

The breakfast was super Noisy early in the morning when the staff was preparing for the breakfast

Close to town great breakfast Free Parking was a few blocks away.

Loved the back suite to this property! Such a hidden gem. We stayed in the suite room 11 and it was magical!! The made to order breakfast each morning was such a delightful addition and so yummy each time!! Definitely coming back!

I love this warm, inviting and comfortable Inn. I've stayed here a number of times over many years visiting the finest Town on the east coast! this Inn is close to everything, no need to drive anywhere because you're in walking distance to downtown, the beach and Mansions. Always very comfortable and clean and the breakfasts are wonderful!

Can’t say enough positive things about this property. Everything went very well I was able to meet Cindy the hostess to leave my things at the property before check in and receive the parking voucher and check in codes early. So we parked the car and started our day early. It’s a 5 minute easy walk to town. I loved the rooftop deck the views were spectacular! It also had a beautiful patio area in the backyard garden We loved having our coffee and breakfast on the deck every morning. the breakfast was delicious and generous portions. Cindy was very accommodating. The kitchen had fresh fruit, juices, yogurt and home baked muffins and scones available. The room was perfect we had a king bed and it was comfortable. The on suite bathroom modern and clean. I will definitely be coming back on my next trip to Newport. It was a home away from home.

The Outlook Inn is a true gem in Newport. It is impeccably clean and well maintained and the outstanding daily breakfasts beat anything we could have gotten at a local restaurant. Cindy and her team do a beautiful job there to make it comfortable and welcoming. The only negative thing was the noise level. We had a room in the front so the street noise was a lot. There were a few other guests (there are less than a dozen rooms) who came in after midnight and had full on conversations outside our door a few nights, but I can't take any stars away from the Inn because everything else was so wonderful. We will definitely be back but would try to get a room in the back so it's not so noisy.

The gourmet breakfast was excellent and cooked to order. The views from the rooftop fabulous. I liked the comfortable intimate atmosphere, the ability to self check in and parking off-site was an easy walk. The Inn was in a prime location and we were able to easily walk to restaurants, the marina and transportation to the Cliff Walk. The hostess was very friendly and helpful.
