The Outlook Inn

The Outlook Inn is a true gem in Newport. It is impeccably clean and well maintained and the outstanding daily breakfasts beat anything we could have gotten at a local restaurant. Cindy and her team do a beautiful job there to make it comfortable and welcoming. The only negative thing was the noise level. We had a room in the front so the street noise was a lot. There were a few other guests (there are less than a dozen rooms) who came in after midnight and had full on conversations outside our door a few nights, but I can't take any stars away from the Inn because everything else was so wonderful. We will definitely be back but would try to get a room in the back so it's not so noisy.

The Outlook Inn was absolutely beautiful. It was located in a great location and was very clean. The breakfast was good and a nice bonus to the stay. The rooftop deck was great! I would highly recommend The Outlook Inn! Our room was located on the first floor and was very noisy. The people walking and dropping things (in the room above) was very loud and bothersome. The loudness of the toilet flushing (in the room above) was very loud too.

We were warmly greeted by Cindy and her friendly staff. We were given detailed information to assist with our stay. We stayed in suite 11 with 2 BR, each had their own private bathroom. This was a great deal for 2 rooms. There was a nice sized kitchenette and a sitting area with a TV. The bedrooms were nice and comfortable. There was a table and chairs on the deck outside our door looking onto a private courtyard with a brick patio allowing for more seating. Our entrance was in the back, separate from the other suites. This was not a problem at all. Parking was off premises, but also was not a problem. The location was excellent, close to the water and near our activities. The icing on the cake was the nice dining room on the third floor with a kitchen the staff used to make a delicious gourmet breakfast every morning. We could eat in the AC or out on the third floor deck with a view of the water. Our stay was very pleasant. I would definitely stay here again and would recommend the Outlook Inn.

Lovely inn with incredibly nice and accommodating staff. Great location and walkable to everything in Downtown Newport. Breakfast was delicious and the room was great for a quick weekend trip. Highly recommend!

My fiance and I absolutely loved the property. It is immaculate and recently renovated. The rooms were spacious with a beautiful bathroom with marble features. The luxury shower products were a pleasant surprise. There was also a noise machine in the bedroom which was a thoughtful added touch. The daily breakfasts were delicious! Always something new and creative. The innkeeper and the women in the kitchen were always so cheery and helpful. We absolutely loved having breakfast on the rooftop, and also enjoyed the blankets at night to watch the sunset. Complimentary parking down the block was also very generous. I would recommend the Outlook Inn to everyone. We can't wait to return.

I was very satisfied with the Outlook Inn. My husband and I were in town for a wedding with friends and we all stayed here. Great location, beautiful rooms and very clean. We had breakfast both mornings on the rooftop patio. The breakfast was delicious and a view that overlooks the water. I would stay here again!

My husband and I stayed at the Outlook Inn 1 night we had a wedding in Newport. I loved the Inn, it was quaint, very clean and the breakfast was delicious. My only complaint was due to no parking, it was difficult to check in, they do have a a driveway for people to temporarily park and check in, but every time we tried to check in, there was a car there so we had to circle around for over 20 minutes and there were not any parking spots on the street due to the Memorial Day weekend. But overall the inn was very nice. I wish they had a parking lot even though they offered free parking at the Long Wharf Mall which is 5-6 minute walk.

The spotless room, super friendly staff, and excellent breakfast!! My wife and I have special dietary requirements and the Inn was very accommodating. I would highly recommend the Outlook Inn!!

Very nice hotel with wonderful staff

Fantastic made-to-order breakfasts with a smiling, accommodating staff. Well-appointed suite; great location and value. No on-site parking.

This was our first time staying at this property in Newport. It had wonderful rooms, very clean, friendly and amazing staff. The breakfast was top notch. Definitely the best made to order breakfast you could have. Very walkable to many locations in town, the only negative I felt was the vehicle noise right outside the property. We stayed in room number one, which was right on the ground level on the road. I would recommend staying at a higher floor and toward the back of the building if possible. Other than that, I felt the property was absolutely amazing.

We stayed in two different rooms over the course of the weekend and both were very nice and clean. The staff on site is absolutely wonderful, and the breakfast they prepared was delicious!! I would absolutely recommend that anyone visiting Newport stay here if you can.

The INN and Staff are wonderful! Especially the 2 bedroom suite! The only drawback is parking is 7 blocks away and presented a problem during the day!

A beautiful little Inn in a great location. Breakfast was exceptional (the best of our one month US trip) and the staff were super friendly and helpful. The parking is a little tricky around the area but worth the effort.
