I loved the pools, especially the lazy river. The restaurants were good, and the tennis programs were great! The hot tub, sauna and steam room in the men’s locker room were so relaxing. Cell service wasn’t great, and the WiFi connection was poor. The room temperature didn’t go lower than 68 degrees, so it felt a little warm in the middle of the night. Overall, this is a great resort. Will definitely be back next year!

Great services, views, and perfect for a small getaway

There were human nails on the balcony. No blankets for pullout sofa bed. The staff needs to remember who the customers are. Maybe more training. Delays on checking in. Rooms weren’t available. Nor longer a 5start facility.

    Great location and excellent golf

We loved the lazy river, and the resort overall was safe, clean, and relaxing. We were just in town for two night but would definitely come again. The staff was lovely and checked in frequently. We noticed a few things were in a disrepair in the hotel room - I believe they would have fixed them if we had asked but we were short on time.

    Had such an enjoyable weekend

Nice condo, but the whole resort feels like it needs updating. The pool area is nice, but again needs to be updated. Not sure it is worth the price

The rooms where not maintained and they were dirty. All of the rooms were not updated and the stairs and entrances were not clean or safe will never stay again. Mold in bathrooms

Check in was delayed due to the room not being ready by 4 pm. The gentleman that checked us in was very nice and provided complimentary breakfast to all in our party. Beautiful grounds, we loved the lazy river and bar.

Absolutely loved our stay here. We went with a large group with mostly kids varying in age. The one bedroom condos were very spacious. We loved being able to call a golf cart to take us to the pool so we didn’t have to sit in the car wet and/or make the long walk. The food at all dining areas - pool, Eagles, James Landing were all very good. Staff were friendly and amenities were great. It was conveniently located near restaurants, shopping centers and Busch Gardens but you absolutely needed a car. The lazy river pool was our favorite and I’d recommend getting there early and “reserving” the “island” at the river pool - it’s like your own private space with tanning chairs, umbrellas, tables and an area for lawn games. I also highly recommend reserving the beach/bonfire for your stay - it was the perfect way to end our trip. We loved our stay and would love to go back soon!

The grounds are so beautiful and lush. Great amenities and many are free with their stay such as kayaks, paddle boards, driving range and pools. Room is comfortable especially in the bed! Nice lazy river pool and slide for the kids. Good dinner by the harbor and at the golf course. Highly recommend this stay, we will be back!

Although our stay was pretty good overall there needs to be some adjustments to the pet policy’s. Before I get into that, we had to call front desk to take care of a bug problem in the room. They came right away which I can appreciate. Moving on to our two dogs that came alone with us. We booked this resort off the strength that we can bring our dogs. Mind you we stayed three nights. On our last night, we were headed back after going to the outlets for the day. I received a phone call from Sarah at the front desk saying we got a complaint about our dogs barking and we were going to be charged an extra fee for the noise. I told her I was headed back and would make sure they are not barking. We arrived back and decided to take the dogs out for a while. While we were out with our dogs (and not in the room) I got another call from Sarah saying we keep getting complaints about our dogs barking and they were charging us a fee. I was furious because we weren’t even there and my dogs was with us. My family and decided to cut the trip short and just leave to head home. We no longer felt comfortable there. That is a ridiculous policy to say you’re establishment is pet friendly but only if your dogs don’t bark….what sense does that make! I suggest this resort don’t put non-pet owners with pet owners in the same building. My advice to others don’t come here with your pets if they bark.

The resort was nice but you are already paying so much per night why is everything else insanely expensive

We had a great stay at Kings Mill Resort during our visit to Williamsburg. The staff were super friendly and helpful. The location was great! We would definitely book again!

Not pet friendly. If anything pet tolerant. The restaurants on site do not have anywhere to dine with your pets like other places in town. You basically become a hostage to your pets and have to stay with them in your room the entire time. As noted by others the property is very spread out. The lazy river ran out of chairs at 10ish and while I get it was holiday weekend there were chairs at the other pool they could have moved over. A couple I met the next day told me the mom got toilet paper on her leg in the lazy river. I also saw a man throwing a beer can at his friend while in the pool. It was chaos - my 15 year old didn’t even want to go in. The food is not good. The buffet was cold and the fancier restaurant’s steak looked like dog food. Not as represented on the website. My daughter said that and she is 12. She compared it to the little Cesar entrees. Only saving grace here was the staff. Very sweet and nice people. From servers to management on site - I was very impressed but corporate has a lot to do. Not sure they want to - it seems just like a private club they rent out sometimes.

The room was way smaller than expected for the price
