Loved the location, it was perfect since we had plans for the ferry ride to visit Catalina. Cute shops, boardwalk and restaurant options in the immediate area. Only downsize was not having a small fridge in the room.

Hotel is run down. AC worked some of the time. Paint chipped, floor dirty. Location is right next to the pier but the beach is a drop off down and harder to get to. No rentals for fishing available in the area. Valet parking only on site, so be prepared to pay $60 to the hotel plus tip everytime you need your car.

Beautiful hotel! We will definitely return to the Balboa Inn as it was perfect in all ways for us. Location, restaurant, room cleanliness, amazing staff, beautiful courtyards, this hotel gets a two thumbs up from us.

Loved the location. We reserved a delux room with ocean view, desk, refrigerator & quite a bit of room to move around in & pictures showed a balconyas well. When we got our room it looked exactly like the standard room. Small, couldn't use the armior because there was no room to open the doors on it because it hit the nightstand. No ocean view but view of a rooftop, no refrigerator or desk or balcony. When I brought it up they did state it was a delux room. It was not as it looked just like the standard room on their website. I think they put us in the standard because we purchased through a 3rd party & they didn't get their full rate. Valet parking was $60 a day as well.

Staff was excellent from the front desk to the valet, housekeeping to the restaurant staff. The location is fun as it is in the center of the peninsula; however, the nightly noise of other residents kept us up. It is noisy as the doors are old and heavy and need to be closed with a little muscle, which adds to the nightly noise. This location is probably divine in the winter, when only the locals are partying on the peninsula.

The room was mostly clean with the exception of a few pillows that smelled REALLY BAD. I would suggest adding towel hooks as well! The location was perfect to the proximity of the pier, beach, and shops. Parking was easy. It was a bit loud but expected.

We stay here specifically for the location and always enjoy our stay. We have a bike rental place, boutiques, the ferry, whale watching and amusement center steps away...plus loads of eateries (and a biking place) right outside. It took us only 15 mins. to get to Fashion Island for a movie. The hotel restaurant, Matera, is delicious, and the our waiter is always very kind. It's not cheap $$$$, but the convenience and quality is worth it to us. Check-in was quick. If you don't want to pay $65 for valet, there are three lots adjacent. You only have to pay for parking in the lots from 8:00 AM to 6:00 PM. Newport Beach Pier and The Wedge are just a 10 min. walk in opposite directions on the promenade. All of the hotels directly on the beach are older, so keep that in mind. They are more "vintage." You pay for the location. Last, the city and police are really enforcing the rules for partying and noise. Things tone down at all of the Newport beaches, including Corona Del Mar, at 10:00 PM. Thank you, Newport Beach!
