When I booked our stay, I thought this was going to be an upscale resort. I was disappointed with the reality. The resort is old and in need of updating. The floor in room 313 has a considerable soft spot in front of the first bed, the carpet is very old, the bathroom floor slants, the screen on the screen for was ripped, and the wood around the air conditioner is rotting. The room furniture was fine and the bed was comfortable. The front desk staff were very nice and helpful. We were disappointed that the on-site restaurant wasn't open. However, the included cold continental breakfast was ok, although the coffee was not very good. We didn't use the pool or hot tub, but they looked nice. The resort is on a very nice setting with a pond and very close to Franconia Notch State Park.

We really enjoyed the views. The heated outside pool was much appreciated by my wife and daughter and my two sons had fun fishing from the paddle boats!

We were passing through and only spent a night. The hotel is in a good location, close to many parks and trails. The room was very clean and comfortable. The staff were very friendly and professional. Overall, the property could use some refreshing.

The outdoor pool It didn’t include room cleaning, only towel replacements, which wasn’t predictable.

We did not visit the pool or have breakfast, but we did visit the arcade for the air hockey. Room was great, very clean, quiet and peaceful. Bed was comfortable. no complaints with our stay. I feel like you could do some cleanup work on the reception area. The ceiling tiles looked very run down. First impressions are the most important.

I’ll start by saying that I would have no problem going back to this property, BUT for me the cost didn’t align with the property and would likely be the reason I don’t go back. Everything is dated, everything. It was clean but didn’t have a clean feel, too many decades soaked into everything. Small things like shampoo/conditioner/body wash not being provided irks me cause of the cost to stay here. Rooms were pretty quiet which is a positive thing. The room was just drab, not bad but not good either, dated and mish-mash of odd choices of decor (some modern, some second-hand looking, no artwork, old yellowed wall paper, etc). The restaurant had odd hours but the food was decent enough, though overpriced, and of course a very dated look. The exterior is worn and drab, and has carpeted walkways outside that are not kept up. The pool and hot tub was nice, the game room was pathetic. The lake and paddle boats were nice. The area around the lake was very pretty with the landscaping. The observation tower is closed for renovations.
