Franklin Suites South Beach

The suites are at a lovely location - close to Ocean Dr, Beach, and many bars and restaurants, yet at the same time, it’s really quiet and comfortable. The kitchen had anything needed, though we barely used it. The communication and check-in was top notch and smooth, there is temporary parking for loading and unloading, which was great.

It had everything we needed

Location was easily accessible to the beach, bars, restaurants and other attractions walking distance. OVERLY POWERFUL scent, in the lobby, hallways, rooms. I still have a nauseating feeling from the overwhelming smell. Paper might be thicker than these walls. Can’t even play music from your phone speaker without getting a complaint AND threatened to be removed. Digital door lock failed to work properly and property management noticed but sent the maintenance guy to the floor below; meaning the room was unlocked the WHOLE time I stepped out. Apparently the lock ran out of battery even though they “replace and ensure batteries are working prior to arrival/check-in.” The restroom had gnats coming from the window, a random boxer brief was left beside the sink, tile in the shower had visible mold, and to top it off toilet pressure was horrific.

Room stank of smoke, broken sofa bed, broken bed support. Got moved to another room on night one (hazzle to move my baby and familys stuff to a new room), and the got asked to move again to the same room on next day or check out if i wanted (4th of july), so you can tell how my holiday was bothered by this inconvenience.i mean for the price i payed i would never be back to this place. Dont recommmend, there is many other better places .

The first room was extremely noisy because of the constant street noise, so we requested a room change. However, the second room was even worse. In addition to the noise coming from outside, there was a continuous low-frequency humming sound accompanied by strong vibrations throughout the entire room, likely caused by air-conditioning units, ventilation systems, or other cooling equipment in the building. The noise and vibrations were present day and night, making it virtually impossible to get a proper night’s sleep. We chose this accommodation expecting a comfortable and restful stay, but unfortunately that was not the case. Based on our experience, we cannot recommend this property, especially to anyone who values peace and quiet during their stay.

Very nice place to stay. It was like a home away from home with all the amenities. This wouldn’t be a proper review of the hotel unless I mentioned the location. Only one block in from the beach, less than a four minute walk to have your feet in the sand. We were situated perfectly to enjoy several of the best attractions. A wonderful place to stay and I wouldn’t mind coming back again. And now for the bad. Something that’s out of the control of the hotel is the parking situation, but it will definitely affect vacation in here. The hotel does not have parking available at all. You must find a local parking lot and you will pay some of the most expensive prices you’ve ever paid to park your car if I remember correctly it was in the neighborhood between $29 and $39 per 24 hour period. Your parking space will not be near the hotel. You will have to walk about one block for the closest parking. The blocks are very short though. Plan to use a ride service, such as Uber or taxi whenever you wanna go farther than four or five blocks. All in all a good place to stay because you’re gonna experience parking difficulties in other hotels as well unless they have a parking structure. This will no doubt be added into the cost. Hope this helps.

Room is so spacious and very near to the south beach. The street Franklin is located was awesome. Had a great time at the stay. Definitely recommend.

The windows are a little thin so it got very loud on Friday and Saturday nights when the bars let out.

Close to the beach and shops. Clean room. Great housekeeping.

We stayed in a 1 bedroom suite equipped with a fridge, stove, coffee machine, keurig, toaster and a microwave. it's conveniently located to CVS and Walgreens if you need extra things to pickup. Ocean Drive is 1 block away and tons of restaurants in the area. Staff checks in on you via text should you need anything. Our bathroom sink was slow draining. I text the facility and they fixed it the same day. Two years ago i stayed in a resort hotel down the street but this place really felt comfortable, spacious and felt like an apartment. I would definitely stay here again.

Location False advertising!!!! Did not look like pictures at all!!! Was advised with sofa bed which in 100% untrue!! Was a couch only that you pushed together. Impossible to sleep on as full of hard lump where you tried to push together!!! 2nd person had no where to sleep!! Was told could get a mattress topper the next day so the first night no sleep! The next day all we got was was a duvet that was I guess considered to be a mattress topper, absolutely disgusting considering the cost of this room there was chunks of Hair dust coins under the couch and cabinets, was an extremely disappointing and considering we could not get a decent night. Sleep ruined our whole vacation.!!!!

A proximité de la plage et de toutes les commodités (restaurants et bars, magasins, loueur de voiture, trolley gratuit etc...). Les contacts avec l'hôtel Franklin (par email et SMS uniquement car il n'y a personne sur place) ont été très bons, toujours utiles et réactifs. Nous recommandons cet établissement et y sejournerons à nouveau si nous revenons à Miami.

Everything was 10/10! Staff communication, cleanliness, air conditioning was perfection, bathroom & kitchen area too. Great location! Will be booking with them again every time!!
