I liked the location of the property The hotel is due for some serious remodeling My room smelled so bad like roach spray and I also seen 1 dead in the hallway

Clean room

Paid for the “resort fee” up front. The next day I asked where the pool was, the woman answered “ you have a pool”. Which we did as we booked the “penthouse”. I stated that we paid the resort fee and wanted to enjoy the resort and the pool. The pool was closed, which we were not made aware of ahead of time. The phones did not work- I found out while trying to call for help with our cold water shower situation. I called the main number from my cell- I was told the phones didn’t work because people have cell phones- great, take them out. 3rd night at 12:30 pm the fire alarm woke us up. Called the desk 3 times- No answer!! I called the fire department- no one else did! They checked it out and the alarm was faulty. The firemen were wonderful and put us at ease. Finally the desk clerk showed up. A bit clueless. Never spoke to us. The Penthouse was a misnomer. Had maintenance come up to help open the door to patio- he had a hard time. Nothing luxurious or art deco in the cheap college dorm furniture. Bed was okay- pillows- not so much. I will go back to SB- will NOT go back to Breakwater.

Staff were class, room was cleaned to a decent standard and was comfortable. There was however an incessant beeping noise coming from an electrical cupboard every night, we were sleeping on the ground floor and after asking staff to sort it, it would just come back on. Also plenty noise coming from the kitchen on the ground floor quite late at night which I understand as a former kitchen worker but would be annoying if you had a young family

The property overall was satisfactory. However, the pool was unusable, the beach chairs they said were free, probably were. What nobody bother to tell us was they had to be picked up in the lobby and carried to the beach!

This is our third visit to South Beach and this was our favorite hotel. Having beach chairs and towels included was great since you are at the best spot on the beach. Lily was great and helped us extend our stay a bit to help with our flight times. The room was very clean and recently updated. The bathroom and especially the shower was fantastic. The food at the restaurant on the ground level was very good and the Cuban sandwich was great. The pool was out of service and we probably would have taken a last night swim but we still had a great experience. Value for the money was the best we have gotten in Miami.

Arrived at 4pm, the hotel could not find the reservation even though I showed them the confirmation email. After more than an hour, they found the mistake and still hesitated to give us a room. The floor was dirty, chose to wear my shoes to walk in the room. Pool was closed

The property was in the art deco area of south beach. Very close to all restaurants and beach access. At the time that we were there the pool was under maintenance.

The pool was not available, and this one of the why i choose this hotel.

I wish I could have stayed longer. The property's location is EXCELLENT. Staff was friendly and efficient. Room was clean and upgraded. I will definitely be back.

Allowed me to check in early. Tim was clean and nice. Great location. Just couldn’t use the pool they have which I didn’t like but other than that it was great

I got a room that had a pool so it was wonderful! The lady that checked me in I’m not sure her name but I think it begin with R was so friendly and attentive. Very nice lady. I loved everything but the regular Hotel pool was not working.

I really don't know where to start, but over the years, management and its staff have let this hotel fall into complete disarray. On my most recent stay over the holiday, the hotel's cleanliness was an issue throughout the lobby, restaurant, bar, and rooms. I noticed a lot of bugs crawling about throughout my stay. The rooms are horrible, and many things are outdated and need replacing. The pool was closed during my stay, and the staff was reluctant to disclose that the hotel failed inspection because of issues with the pool. The staff's attentiveness was below par. Compared with a hotel chain, I would describe Breakwater as a very low-budget hotel with outrageous prices.
