The Sea Breeze Inn

Perfect location for our favorite places to go in Newport/Middletown: Flo's Clam Shack, Second Beach, First Beach. Included eggs and bacon/sausage and home fries Bfast (other choices) and free parking. Quiet room. Wish they had fruit on the included Bfast.

The Inn was perfect. The staff was friendly, attentive, and welcoming. Family owned. Very clean and the included breakfast was delicious. It well located. Near our favorites Flo’s Clam Shack, Cliff Walk, Easton Beach and downtown Newport all within 5-7 minutes away. Definitely will be staying there again. Nothing.

Beautiful, clean, great location

Nice, welcoming and super clean

Clean, recently updated, lovely motel vary close to Newport. A little noisy, at least our front room, which faced a busy street.

We had a wonderful stay. The owners so friendly. Our room was beautiful ans clean. Breakfast was delicious.

The hotel faces the main road, and you can hear all the cars go by throughout the day/night. They're really not soundproof as they claim. Heating needed to be fixed when we got there. No cups came with the coffee maker and since they don't have anyone a the front desk at night we had to improvise.

Loved everything

Very clean and the owners were wonderful. Very personable. The breakfast was great. Everything was beautiful and new. It wasn’t directly on the water.

Super clean. Warm and relaxing. The owners Telly and Leeza make you feel like your part of their family There was nothing we did not like about our stay.

The breakfast is not good. Pictures in their advertisement of the location is different from the actual. The price is high for their location. The breakfast needs better quality food.

Room was awesome. Facilities were nice and quaint. The people who owned the place were wonderful. Breakfast was made to order! Excellent!!! Nothing to complain about…

Exceptional service!

The Sea breeze inn is immaculate. I mean, it's the cleanest hotel I've ever stayed in. We had a balcony room with a king bed. The complimentary breakfast is really good with a warm and inviting Cafe area. This is not your typical Hampton inn type breakfast buffet crap. Not much we didn't like. Next time we stay we might book a room in the back so we don't have all the road noise but that was manageable. I was able to hear the conversation of the people in the room next to us word for word but no big deal. They went to bed early and so did we so it wasn't really an issue.

Nice decor. Clean and roomy. Nice staff. Good restaurant. Well priced Glad I was in the back. Front road is noisy. Tho wish it had a curtain that allowed privacy and light at the same time. Only black out shade
