Balboa Inn, On the Beach

Great location and staff.

We stay here specifically for the location and always enjoy our stay. We have a bike rental place, boutiques, the ferry, whale watching and amusement center steps away...plus loads of eateries (and a biking place) right outside. It took us only 15 mins. to get to Fashion Island for a movie. The hotel restaurant, Matera, is delicious, and the our waiter is always very kind. It's not cheap $$$$, but the convenience and quality is worth it to us. Check-in was quick. If you don't want to pay $65 for valet, there are three lots adjacent. You only have to pay for parking in the lots from 8:00 AM to 6:00 PM. Newport Beach Pier and The Wedge are just a 10 min. walk in opposite directions on the promenade. All of the hotels directly on the beach are older, so keep that in mind. They are more "vintage." You pay for the location. Last, the city and police are really enforcing the rules for partying and noise. Things tone down at all of the Newport beaches, including Corona Del Mar, at 10:00 PM. Thank you, Newport Beach!

While some of the hallways and common areas feel a little dated, it didn’t take away from the overall experience at all. The room itself was clean, updated, and very comfortable, with great amenities and an unbeatable proximity to the beach. What stood out right away was the staff — warm, friendly, and welcoming from the moment we arrived. That kind of hospitality makes a big difference.(Thank you Kenny at the front desk and Daniel the valet) The location is fantastic and the property has a unique charm. There are rooms on the front side closer to the beach and rooms in the back, where we stayed. Our back room was quieter, which we appreciated. Yes, the rooms are close together, so you may hear some neighboring doors or occasional noise, but that’s part of staying in a lively, tightly packed beach area like Newport. We were there because it was a perfect location, right on the beach.

It would be nice for the price point to remove , rust, and ripped head boards and footboard, to have a mini fridge clean and many other issues.

Everything! Location excellent, comfort & staff! Spa was way to Hot - had to be over 106 degrees at least.

Awesome location near the beach. Rooms are small but the location makes up for that. Dinner at Matera was wonderful. We will be back!

We were grateful for the valet service. The room air conditioner was difficult to use. The breakfast bar was meager but grateful for the coffee. The location was good

Parking was not free if want Vallet parking had to pay $55.00 for suv free per night and had to park at the public beach parking for. $45.00 a night per vehicle we had two vehicles

Balboa in our place for a relaxing beach retreat staff is very warm and friendly and the food is delicious here The Location in the staff

The staff were very friendly and helpful. The location was perfect right near the beach and walking distance to the fun zone and shops. The Continental breakfast was ok. The room itself was clean but , was very hot and noisy at night. I think this hotel is geared towards a younger crowd but definitely worth a visit.

Position First bedroom we were offered was not good, had to pay 200 dollars to “upgrade”
