Everything!!! Super comfortable bed and delicious breakfast!

People were very welcoming and helpful. The location meant we could walk to many shops and restaurants. Our bed was so comfortable . The breakfast was good and saved on the time and costs. As a senior I found the steps were tall and uneven when one exited the building, but I am not young.

Convenient location, free parking and breakfast were definite positives. The walk in shower was greatly appreciated as were the ample towels and hair dryer. Our room was spacious ,quiet ,with a TV, fridge. Our quiet ,spacious room (11/12) was on the third floor and was a bit challenging for our hips. Anyone with mobility issues needs to keep this in mind. There were no grab bars in the shower.

I liked everything about this stay… especially the cute room, the excellent breakfast and the great location!!!

Location and beautiful room. Very comfortable bed. Beautifully appointed. Angel at the desk was very helpful. Breakfast included was amazing in a beautiful setting. Loved it all! Did not realize there were multiple hotels considered the Bellevue Inn. All looked so nice.

Rooms had an old time classic look and feel. My wife and I loved how everything was in walking distance. Front desk was very helpful with tips for us 1st timers to Newport.

Nicely decorated and spacious rooms. Very good breakfast with good options. Good location with great parking. The WiFi didn't work, despite the promises to fix it. We didn't like the extra soft mattress.

Mostly everything Breakfast was a little chaotic the first day.There was one teenager working, and no food or coffee available. There were probably 15 people standing around waiting and no to help the guy. The second day was better as they had two people on.

Location Small rooms and noisy

The Bellevue House was in a great location for us. We did the Mansions tour and the Sunset Cruise while we were there, ate at great restaurants and attended the International Tennis Hall of Fame induction. Everything was easy to get to and the city is beautiful. Breakfast was great everyday and the staff was efficient, friendly and helpful. This is not really a complaint. We knew before we booked our room that it was going to be pretty small for all of us, but the staff did the best they could with furniture layout! We did need more electric outlets with everyone's chargeable accessories.

1 It's location, 2 The complimentary coffee/tea, 24/7, 3 The parking was included an 4 The included breakfast was very tasty & outdoor breakfast patio was nice. Otherwise we were greatly disappointed with: 1 The instant & constant & overpowering smell of disinfectant (maybe Fabulosa) permeated the hallway & our room & never eased up. So if you're sensitive to smells, avoid, 2 We realize it's an old structure but the wooden floors were terribly wavy, so had to be cautious walking, especially in middle of the night bathroom runs, 3 There wasn't a full closet; more like a half cabinet. We had formal attire for an event & had to keep the clothing bags folded, 4 The A/C window unit was obstructed if the bathroom door was open, 5 If you opened the French door for fresh air (that was bordered with a wooden fence overlooking a gangway), you risked having a squirrel invite himself into your room, 6 The electrical outlets were few - especially for all of today's electronics 7 The bathroom was spacious but the vanity top was very small & limited to what it would hold - room for a toothbrush & tooth paste but you'd have to transport all other grooming products in and out and figure out where to put them 8 Aside from a moldy smell, the water pressure in the shower was awful - it would have taken me an hour to rinse the shampoo out of my hair. 9) Upon check-in, they couldn't locate our room key. We needed 2 and finally got one 10) NEED wall hooks!

This is a nice boutique hotel with good breakfast. We stayed in a separate building at the back on the ground floor next to the parking. It was quiet and offered good size charming old rooms.
