Loved the room close to the main drag and especially well maintained and clean would stay again

Loved the location, staff, ambience and comfort. Getting around town was easy with direct access to public transportation and parking on site. We had trouble with the height of the bed. If you can't do stairs, it will be hard to get breakfast.

Will not be returning to this hotel. We were put in a makeshift room by the breakfast area in the basement so as soon as you open the door, you're basically in the kitchen and where everyone eats. It was awkward and uncomfortable. You can hear the kitchen staff so that means they can probably hear us. The AC dripped on us so we shut that down. There was hair all over the bathroom which I cleaned up. Spiderwebs with the big spiders sitting right in the middle of them which we cleaned up. Then on the last day as we went out to the car, they were redoing the lot with gravel. No notice. Our car was covered in the ashes, Someone also put their ashy fingers on the car. We complained overall twice & still haven't heard back. Was going to wait for a call/email before I write a review but still no communication on their end. For almost $300/night, they should care about their customers.

The bed was very comfy There were multiple stains on the carpet, the shower head was broken, and there was hardly any breakfast left in the morning

Nice, quiet location, good parking, nice breakfast selections, comfortable room The floors in the room were not clean. Could use a couple more towels in the bathroom.

Nice little inn as expected. Breakfast didn't start early enough for us to take advantage of it.

Great location. Cutely decorated. Smart Tv had internet capabilities. Absolutely amazing breakfast. Nice seating out front and in the backyard. Parking right outside the Inn. No microwave

The location is great, very convenient to the waterfront, restaurants and the tennis hall of fame. Breakfast was fresh and varied. The carpet and drapes were in need of a refresh in our room. All in all it was nice we really appreciated the ease of parking on premise.

Malgré un quiprocos sur la réservation à mon arrivée, le préposé très courtois a tout fait pour corriger le petit problème à ma grande satisfaction. Tout le personnel fut d'une grande courtoisie.

Pretty building; amazingly convenient location! Breakfast was tasty and ample; thought would just be enough to get the engine started, but is a full meal. Would have been nice to be able to open the windows (we stayed in 2 br suite on third floor) and enjoy the fresh breeze; window a/c was loud.

Location and free off street parking were the perks. AC was off when we checked in and had some trouble getting the temp to stabilize at a comfortable level.

The room was adequately sized and I appreciated the vintage pieces used to decorate. I also appreciated that there was more seating in the room than just the bed. The shower was large and the water was hot. The bed was very comfortable, especially the pillows which is hard to find when traveling. The room was well air conditioned and we loved having a fridge in our room and complimentary water bottles. The breakfast in the morning was delicious and convenient with options for everyone. The porch was nice, offering a place to take in the atmosphere. The location was great, with a cafe just doors down. The walk to all that Newport has to offer was short and scenic. Little information was provided about parking or checking in. Check in was a few doors down from the bed and breakfast itself. The parking was easy once we knew where it was. The bed and breakfast is no longer yellow like the picture listed, it’s actually a dark purple. That made it harder to find. The halls felt dated and maybe a touch dingy, but I’m happy to report that did not continue to the rooms. Lastly, our television did not work (or we couldn’t figure it out. There were no instructions in the room on how to operate). That was no big deal for us, but could be for others.
