Everything went so smoothly, just steps from the beach! Perfect for a family or couples trip.

The door handle was jammed, but housekeeping fixed it the best they could on short notice. Everything else was perfect!

The shower was the worst experience ever. Water barely trickled out. Tv was very old a cumbersome to use. Room looked straight out of the 80’s. Usually we don’t go to the coast to sit in a room so it worked but quite expensive for what you get. Robert in the office was awesome, thanks for your help.

Room was not ready at 4:30. They said they would call when it was ready, they did not. I overheard other guests being offered a key so they could visit the pool while they waited for their room. They had told me I wouldn’t get the key until the room was ready.

But unfortunately, this motel is very old and it shows. It is in need of maintenance and upkeep. The sofabed in our room was so old we could feel all the springs instead of cushions and it was not at all comfortable to sleep on. We had a suite that I thought I got a king size bed but I don't think it was even a queen. You could see the marks on the wall that it used to be a bigger bed. The refrigerator knob to control the temperature was broken and set to freeze so the fruit we put in it not knowing it went bad. Worst of all is the walls were all thin as paper and you can hear everything that is going on next to your room, above your room, even the doors were all hollow core so we heard everything outside as well and it was loud. We went to our car one morning and found someone in the floor above had poured all the sand they brough back from the beach all over the hood of our car and sand scratches the paint. Finally the room has AC but only in the living room of the suite so the bedroom got pretty warm at night with the door closed.

Great location, but not the best looking. Too much rust stains on the balcony. The standard suit has a horrible view of vent tubes. Location is great though with easy access to the beach, hot tub and pool. Staff are always very nice and attentive to the guests needs. This place is a good value between price and location. I recommend it for families.

We come to Pismo every year for a week and I think we found our new favorite spot! Loved being so close to the water and such a short walk to Main Street. Can’t wait for next year!

From the room to the staff to the hot tub and pool everything is managed well there and it’s very walkable to downtown pismo

Don’t waste your hard-earned money on this place, even though the location is great. That’s about it. We booked the standard suite, which was incredibly expensive, almost equivalent to a car payment. The sofa was worn out and looked like it had seen better days, possibly even some casting couch sessions. The table and chairs were wobbly, and one chair was missing an entire screw. The bathroom had loose, cracked tiles with missing grout. The shower was outdated. The bedroom was missing a side of the sliding mirror door. The TVs were outdated and kept freezing. We called for service to fix the TV because we wanted to watch some TV before bed, but no one ever showed up. The bed kept rolling from the wall every time I tossed or turned. In short, “The Edgewater Suites” is not worth your hard-earned cash.

Nice spacious room. Free stay for our dog Momos (it was her first over night trip). The best part of the hotel was the pool and hot tub overlooking pismo beach and the fact that the hotel is literally across the street from the beach! We had a great time! Thank you Edgewater!

Convienant access to the beach is a great perk! The breakfast was well stocked but only prepackaged food and some fruit. We have stayed several times and will stay again!

Always stay here. Best hotel clean friendly staff and close to everything. Beach right there. Pool is awesome you can see ocean. The vibes are great .

Right next to the beach. Room was adequate. Nothing fancy. Only concern was walls are very thin.
