The hotel is just two blocks from the Orpheum Theater and about 4 blocks from the Powell street cable car terminal. We will definitely stay at the SF Proper Hotel again. In this area of San Francisco you will see numerous unsheltered people. You will also see many members of the Union Square Alliance who keep their assigned areas clean and act as the eyes and ears of the district and can offer information to visitors. We were often greeted by smiles and “hellos” from them. We also saw a significant police presence on foot and in their cars. At no time did we feel uncomfortable or unsafe in this area.

Love the people, love the room, love the rooftop bar. Lots of homeless around, but they don’t really bother people. The thing I really didn’t like, was even though we were staying one night, for valet, it’s $110.

This was my second time staying at the proper and my wife and I highly enjoyed it. The location is very nice and we grabbed drinks at the rooftop bar. The area where the hotel is located is gritty, but otherwise a solid experience.

The location is in an area that used to be nicer, but has degraded in the last few years after some large companies moved out. However, the hotel is located literally right next to a Muni and BART stop that can get you to other areas in the city easily. The public transit system is easy to use, clean, and efficient. My only complaint is the valet company used by the hotel. On check in they drove our car to the garage and were involved in an accident. We heard about it through a call from the SFPD. It was not the valet driver’s fault, but we felt as if the valet company, ParkingMgt, did not take sufficient responsibility to ensure that the matter was handled. Rather, they referred us to the other party’s insurance company, making it our problem. In addition, the valets took forever (20-30mins+) to retrieve our vehicle when we left the hotel a couple of times, even when we were the only people waiting. In summary, I would gladly return to the hotel, but I will think twice about using their valet service. I would recommend that the hotel find another provider.

On our first day the valet was involved in an accident with our car on the way to park it. . We got a call, not from the valet and not from the hotel, but from the SFPD! The hotel and the valet promised to take care of damages through their insurance but at the end of our trip 5 days later they still had not reached out to us and when we finally spoke to them they told us just to report it through our insurance. They did absolutely nothing to make the situation right. So far the hotel has been sympathetic but keeps referring us back to the valet company. The valet company, parkingmgt.com said our parking would be comped but they automatically charged my credit card when we checked out. I’d return to the hotel but I’d think twice before I parked there again.

Beautiful hotel, friendly staff, comfortable rooms. We didn’t have time on this trip to try out the restaurants or bars but looking forward to doing that next time.

The terrace was typically only open after 5 PM. The first night we were there it was closed for a private party, and another evening it did not open until 7 PM, which felt a little limiting for guests wanting to use the space during the day. The surrounding neighborhood is definitely a bit gritty. While I personally felt safe, there was a noticeable amount of drug activity and homelessness nearby.

Beautiful interior design and rooftop! Loved the Aesop products in the room and the staff were professional and helpful. The surrounding area is very central but roughl. Rooms are lovely but the old building does mean sound carries a lot more than you’d hope in a hotel - you can hear hallway and street activity. That said, would definitely stay here again.

The hotel itself was PERFECT! Location is a bit off but did walk from there to the Hayes neighborhood at night from there and was a very nice walk to and from. Short drive to many locations. Would stay there again on a return visit. Staff was exceptional and the roof top bar was a perfect way to start or end your evening.

My breakfast egg white omelette was pretty bad-had very little taste except old grease. My coffee was incredibly weak. My husband enjoyed his yogurt, berry and granola bowl.

Nothing special for the price. Not a very pretty or walkable area, fair amount of open drug use in the streets around the property. Pleasant doormen but not very attentive front desk staff. The cleaning staff seemed to care a lot about their work and seemed to be working very hard and with a lot of attention to detail in the common spaces. Delicious granola for breakfast by the way!

The staff is always very nice and they maintain the property pretty well. One thing that detracts from the experience here is the noise. In the past I’ve stayed on lower floors and got the street noise from homeless, sirens, etc. This time I stayed on the top floor and it was loud music from the rooftop, which kept me up until pretty late.
