the beds were comfortable, the location was OK, the staff was mostly friendly The reviews raved about the breakfast, it was just passable. I would have preferred to have breakfast as an option. The sound proofing in the rooms was terrible someone upstairs from us paced for hours in the middle of the night on creaky floors. The furniture and bathrooms were very work and patched. It could pass muster as a budget accommodation but we paid an amount comparable to much nicer hotels were we have stayed in the past.

Very charming and welcoming bed & breakfast. Staff was very helpful and incredibly friendly. Communication was top-notch. Bedroom was very quiet, and the bed was very, very comfortable (mattress and pillow appeared new). Location was perfect for visiting embassy row. Exceptional value. For a bed & breakfast, there was nothing I didn't like.

Common rooms had a rustic charm. Breakfast was fine, and included some chit-chat with other guests. The room was comfortable in a spartan way. Getting in and out of the building was trickier than it should be.

Very nice breakfast. Lucio will get you anything you need. Everybody was very friendly and helpful. We love Washington DC and cannot wait to go back.

I am always a fan of independently known boutique hotels, especially when they hold historical value. Lucía, the owner, was a fantastic hostess and made sure my stay was a comfortable one.

The room and house overall are quaint. Very clean. The bed is very comfortable. The breakfast is simple and adequate -- i enjoyed it. Note that this is a bed and breakfast outfit so it is more personal and less lavish than a business hotel. The location is good as I was at the Washington Hilton for a conference. I like the AdMo neighbourhood and it was convenient walking down 20th Street to the government buildings and George Washington University. It was also an easy transfer to Dulles airport from the nearby Dupont Circle metro. The signage outside could be better. It was hard for the taxi to see which townhouse it is from the street.

Excellent breakfast. No street parking and the closest reasonably priced garages were more than 20 minutes away. Not near anything we visited so Uber expenses were so high that we could have stayed at a higher priced hotel in a better location and come out ahead. Some cheesy stuff: nothing was plugged in when we arrived: refrigerator, heater, coffee machine... bottle water charge is $2.00

The property was very clean. The breakfast each morning was made to order and delicious. We didn’t have a place to sit in our rooms and the furniture in the parlor was antique and broken down making it uncomfortable to spend time with friends.

Very affordable for a one night stay for work with close proximity to the conference venue.
