I loved everything with the exception of not an Easier way to access the beach.Move some rocks to make a pathway.

Beautiful ocean views from the immaculate room. On the beach. Lovely grounds with lounge chairs and tables overlooking the beach. Close to everything. We loved it so much, we reserved the same room for next year.

The location for the hotel is fantastic, which justifies the price for the room, which is very simple ( but clean). The only true negative is that the bed was old and very lumpy, and the towels were small and very basic. The decor is dated, but that was not really an issue because of the amazing location and view ( and very nice staff)- BUT - they really need to address the comfort of the beds. It would be a reason why we would pick a different hotel next time.

The location and views were beautiful, and the staff was welcoming and friendly. There was nothing that I didn’t like about the property.

Good beach views

Everything was nice. But it was just that just OK. Location was great, but the rest really wasn’t worth the price. It was difficult having a room on the ground floor because leaving the curtain open to experience the ocean meant having people right outside my window constantly. That kind of ruined the vibe. If I didn’t want people looking in the window, I had to close the curtain, which meant I couldn’t see the ocean.

It was quiet and relaxing for my husband and I The only thing is the air conditioner wouldnt go below 66 degrees and as someone who loves to sleep in the cold, would have preferred it cooler in our room

The view and the convenience to everywhere was excellent this was the first time in our multiple stay years where the owner constantly came around on a golf cart doing what seemed like an inspection three or four times a day. It was a little unnerving. The staff would come along in the middle of the day and put the umbrellas down on the table, despite being beautiful weather.

No microwaves in room. Old and plain decorations.

The inner buildings look like they were decorated by a public school department. Also, no microwave in rooms. Breakfast was a joke. Cold coffee and a couple recycled dry muffins.

The location is amazing. We were even there during a storm and the ocean rolling in under the grey sky was beautiful. General store and light eats are all within walking distance. It’s an older building that could do for an update, but very well kept & spotless. Staff was very friendly and helpful The bathroom really needs to be updated. Two of us shared a tiny, half bath sized sink

Rooms are tiny, location is nice. We went in Apri of 26l, apparently the free breakfast is not availible/included during the off season, but that wasn 't posted anywhere on the web page. So be prepared to spend money on breakfast somewhere else

Continental breakfast was good, fresh, and well-tended. Plenty of food and it was pretty great to be able to sit out on the lawn to enjoy it. All of the staff members we encountered were so nice, helpful, and friendly. Our room was made up each day and we came back to find a couple of cute towel animals! So fun and creative! It was an easy walk into town and up to Nubble Light. Great all the way around, I highly recommend!

We had a nice ocean view. Rather rocky terrain right by the hotel, but it is easy to walk over to the sandier areas if you're not a rock person. Lovely seating areas out on the lawn! Breakfast is minimal: cakes and muffins with tea and coffee. If you need a balanced diet with protein and are gluten free, you'll need to go to a restaurant. There are many nice ones nearby. Funny thing with my payment: Expedia told me the hotel would take 50% when I booked, the rest when I showed up at the property. Even the front desk staff was surprised that the full 100% of my bill was deducted at the time of booking.
