They advertise as historic and elegant. Historic: they are a restored mid20 century roadside motel - in need of updating. Elegant: haven’t a clue where that comes in. Staff is friendly and helpful. On the edge of tourist-Gatlinburg

The room was even more beautiful than we imagined. It was exceptionally clean, thoughtfully designed, and filled with luxurious touches that made the entire stay feel special. One of our absolute favorite parts was having the river running right outside our room—the sound of the water created such a peaceful, romantic atmosphere that was unlike anywhere we’ve stayed before. It was the perfect setting for a night filled with love, laughter, and making new memories together. There is something incredibly special about this beautiful little boutique inn, and it became a meaningful part of our Tennessee trip. We absolutely loved our stay and would not hesitate to return. If you’re looking for a romantic, luxurious, and unique place to stay in the Smokies, Historic Rocky Waters Inn is truly a gem. ❤️

Our room had seeping water coming out of the floor. There was mold that was masked by air fresheners. My wife and I were disappointed and ready to leave the hotel but they then moved us to a different room that didn't have issues. The 1st room should never have been rented out, not a a hotel that claims to be a small luxury hotel.

The only great things were the innkeepers and seeing a bear in the river. We paid $400 a night for a room that we thought included a mini bar and free parking. None were true. We had to buy bottles of whiskey if we wanted it, plus were charged $20 a night for parking that we didn’t get to use every night because someone else had parked in our spot. On top of all that, this room didn’t come with a voucher for breakfast like the lower cost rooms. So don’t waste your money.

The river outside your room is very nice. It’s also much quieter than the busy parkway. The Pizza Rio next door is very good too!

If you are looking for a relaxing place to stay, this is it. Walking distance to most attractions but far enough away to enjoy.

The hotel was in an excellent location. Walkable to the main strip in Gatlinburg while still feeling secluded enough to be relaxing and serene. The room itself was also wonderful. It was clean, the bed was perfect, and the robes/slippers available for use during the stay were very comfortable. They also provided a selection of local whiskeys and books about the Smoky Mountains (available at an additional cost) that made the stay feel curated to create the ultimate Tennessee/Smoky Mountain experience. Finally, the hotel is situated on a small river and we had a balcony overlooking the water. It was the perfect spot to relax and just watch and listen to the river. The staff were also fantastic, very friendly and accommodating. The complimentary bottle of wine we received at check in was a great touch. There is a small shelf in the shower (about ankle/shin height) that had some mold growing beneath it. It is likely that this just wasn’t found during cleaning, as the rest of the room was spotless. Similarly, we found two pieces of broken glass on the floor near the bed. It looked like some previous guests broke the glass and it just wasn’t completely picked up. Again, the room was perfectly clean otherwise so this seems like an honest mistake.

We highly recommend! The hotel sits right on the river. It is absolutely beautiful. We sat outside on the balcony each morning and evening. We even saw a gorgeous bear meandering on the other side of the river. The staff were very nice and friendly and made the check in and check out process very simple. Whenever we needed something-the staff was right on it to take care of it. They have a quaint restaurant with indoor and outdoor dining. While we didn’t eat breakfast there they had some good choices to start the day. We did have dinner on their outdoor patio-which also is next to the river. Dinner was excellent and our server Mandy was just the nicest and very helpful with explaining all of the choices on the menu. In addition the hotel is very convenient to the downtown area. You can walk to all of the places within minutes, and driving to the mountains only takes a few minutes as well. We also loved how quiet the hotel area was, especially with it being an adults only property. Thank you for making our stay so pleasant. We will definitely stay again when in the Gatlinburg area.

Had an amazing stay. All the staff were kind and very attentive if we needed anything. The room was clean. The view was outstanding. We were able to easily walk to the busy downtown area of Gatlinburg. The attached Heirloom Room restaurant was delicious for both breakfast and dinner, highly recommend. Very nice little boutique hotel, if we head back to Gatlinburg, this is where we will be staying.

I loved the restaurant and the inn keepers they really made sure we had everything. The balcony was also really nice and we could see wild life from our window.I loved the location it was just far enough to feel like a sanctuary but close enough to stroll the strip. I believe we was put in a handicap room (we did not request) but I under stand. The room was a little underwhelming compared to the photos. After a shower the water would build up around the toilet and the bathroom cocking had black spots. The TV would only half work as well. I think i would still stay again but avoid the room

Nice view from the balcony. Air conditioner sounds like a truck driving by and the room stayed 'damp' and never really cooled off. Not having an office or on-site people to talk to is disheartening. Was told to call the cell number provided if needed assistance but I texted a half dozen times and received no response. I called and left voicemails to no avail. You're pretty much 'on your own' after your arrival, with no assistance/info being provided (like check out time, how to check out, how much breakfast at the hotel restaurant costs, etc.). If this is a 'luxury' hotel (as it is advertised to be), it must be a 'luxury ghost hotel' as the staff is invisible after check in. Only saw maids/maintenance personnel on the morning of check out during entire stay....

Loved the location and the view from our balcony. It was cozy. Air conditioner was very loud and working fair. No iron or ironing board was available. Everything else we needed was provided.
