Really everything but being fare the rooms were outdated but I liked it, the little TV with only 7 channels that didn't come in, I Loved it, the stream running right out the balcony door with a table and chairs that's my kind entertainment. While it is a pain to get in and of the place and the road marrow and limited parking, Deal with it! You walk down to the entrance and your at the start of an adventure into the heart of Gatlinburg. This trip we stopped and ate and drank @ Ole Red ( Blake Shelton's place) Arron McCoy band was playing (A+) Pucker's (C) and karaoke on the roof of the Shamrock (B+) . We walked our room to the Needle basically and I'm 70 years old and raining but it's that close to it all. Forget the breakfast they put out not worth walking to the office for but no big deal the room had a refridgerator and coffee machine find that at other locations. As you can tell from the previous statement, yea, a few things could be better but then you'd lose the charm and rustic feel you want if your in The Smokies. The biggest thing we would have liked being more easier access to the River to fish! LOL. But the good thing is me and my lady (Gennie) got our trout fishing permits and got in right in Roaring Creek right outside our room and had a blast rain and all. Coming off the river at dusk we had taken the car over near the picnic area and got in there and returned to the room across the river. Well Miss Gennie gets out and ask me to get her wet shoes out of the back seat as I went in 20 seconds later as I turn around to get out of the driver seat I met BooBoo (a name we gave him) A bis ass Black bear in my back seat smelling her shoe, peed my pants which scared him so I was able to slam the rear and shut my door!!!

Rooms were clean and comfortable, most of the staff was friendly and helpful, pools were clean, check in and out was simple. Close to nearby shopping and attractions! The owner's son was not pleasant. He brought a remote up for our room as ours was missing and instead of asking if it was okay for him to come inside the room, he pushed past me and entered the room. (We were not happy about this as we had our small children and teenage daughter with us.) After this he got behind us on a golf cart and was flying through the hotel parking lot and almost rearended my car because he was driving too fast. I understand him needing to come into the room to program the remote, but he could have asked to make sure we weren't changing a child prior to entering the room. Personally, I think he was just plain rude both times we had an interaction with him. (First time this has ever happened as we've stayed at this hotel before this trip and it was amazing!)

Tv reception wasn’t good
-
We would definitely come back.

The property is location is excellent if you’re wanting to walk the Gatlinburg strip. The air conditioning in our room was leaking into the floor so the carpet was soiled and smelled like mold.

Enjoyed
-
Close to all Gatlinburg attractions with roaring fork running beside it . Room was comfortable. Room wasn’t ready at check in time and the man at check it charged my debit card twice which left my money in Limbo my whole trip . Was also rude and unapologetic
-
Size of room. Hard to get in and out.
-
Table was sticky, no soap to clean table, dishes, or counters with. Could’ve been cleaner.
-
We were very comfortable. The view was exceptional
-
Rooms could use some upgrading
-
Charming place that I think is under rated. It is dated but in a cool kind of way. Easy access in and out. Nice to just walk around the property. Staff were great. Decks over the mountain stream were wonderful Some issues with our door knob.

Nothing The location wasn't wete I expected it to be. I got charged a different price then what booking has advertised. The room had mold in it. It stunk to high heavens. There was mold around the door frame
-
The bathroom was too small and the carpet needs to be replaced with tile or some lock and slide flooring
-
You need better Satellite service.
