Connection to internet requires call to front desk as info on room door is incorrect. Upon arrival, I found no staff in the building. Had to call the inn to find out that registration was in the building next door.

If you are looking to stay near Bowman’s Warf this is the perfect place. It’s quaint, quiet and the breakfast is delicious! They were so helpful and friendly and I will be returning! This Inn is in walking distance to the free trolley service and shopping.

There was confusion with our check-in, provided wrong room. Thanks to the staff who noticed the error early. Rooms are basic, be sure to get a king bed room. The others, such as top floor, are extremely small. Fireplace was not operable in our room. TVs are haphazardly mounted, wires everywhere, screens on angles. Closet was doubling as a storage space in our room, with 4 endow air conditioning units pulled up. Again, great location to the warf area, walking distance to everything downtown. Off street parking was nice, particularly as you head into the busy summer months.

It is an old build and that’s the charm. Staff was great and the amenities were perfect. Bed was comfortable and appointments we great. One block from upper Thames street and walking distance to everywhere.

This is in a good location, within walking distance to the harbor and the mansions. This was bad. If you look at the pictures below, the first one was as advertised and the second one is the real deal. Let's start with comfort. Bed was two twins with box springs pushed together and what appeared to be a futon draped over the top. A tent would have likely been more comfortable. The floor where I tried to sleep was marginally better. We didn't take a picture of the possessed window AC unit that we had zero control of. It was set at 69 but the room was easily at 80 degrees. The third picture is where the TV was supposed to be. We never were able to connect to wifi and this was a complaint of several guests we ran into, just very bad. Now let's go to cleanliness. Dirty. Head band on the floor behind the door - do they even clean the rooms? The bathroom pictures and especially the sink base and inside give you an idea of just how bad this is. Lastly, the walls/door had no acoustical privacy. We had an individual return to his room at 2:40am and talked in his room for over 4 hours. Other guests were coming out of their rooms to tell him to be quiet to no avail. No phone in the room or emergency contact. Just a ghost town.

Quaint. Loved that we stayed in historic area. The made to order breakfast was good! We are walking distance to downtown Newport, shops, the docks and so many restaurants! Just wish they had coffee available for early risers. Though they did have tea.

Convenient parking steps away from entramce. Fresh cooked breakfast items of my choosing was a nice change from the premade breakfasts of other hotels.

Owner was wonderful, helpful & full of good info. Breakfast was awesome - hot meal cooked just for us & cook was a very nice person. I felt very welcome by both people. Minor items: more towel space, the tub was dated, needed more outlets.

Staff was amazing and so welcoming and friendly. Big suggestion sign posting as to where main check in is for all buildings... room was a big tired as far as sink as and in need of replacement. We have stayed in Newport many times over 30years - recently having rented the entire Chart House for long weekends over past 5years each fall, so know we know what to expect from Newport Inns...just needs some attention.

Good location Run down and in need of cleaning and paint Room decor was nice, great fabrics and artwork, but overall atmosphere was a bit shabby Because we didn’t want to walk up three flights(no elevator), we were switched to a totally different inn from the one we had booked( All 3 inns are shown separately for booking, with different prices and ratings, but we were simply reassigned to a different inn so we could have rooms on the 1st and2nd floors Seemed odd way to market and do business ) Innkeeper was very helpful with recommendations

breakfast was very good, liked that we could order what we wanted the day before. Parking was awful! You know before you go that the streets of Newport are narrow, but parking was more of a challenge than expected. Perhaps more info when the booking was made would have been helpful.

Amazing experience was treated as if I lived there permanently. Excellent customer even made breakfast for me outside posted hours due to my work schedule while visiting. Walking distance to all the action in historical area of Newport.
