Forty 1 North

A room with a waterfront view is nice. Waited more than 30 minutes to just get acknowledged at the dinner restaurant by the water, then after waiting another 15 minutes of being ignored...we left. Decor is tired. There are better choices to stay in Newport. It's an expensive hotel, and should at the very least have better service.

I stayed in room 10R on the second floor overlooking the parking lot which I did not mind. There was a welcome note and cookies upon my arrival and there was ice delivered in the evening which I loved. I was staying one night for a conference and we were setup in the lower conference event area of the building. Apparently the AC broke and they brought in a couple fans but it was 83 degrees for most of the 9am-3pm conference which was very uncomfortable. None of the staff said anything nor seemed to attempt to move us or make other arrangements. The main level women's bathroom had 1 stall out of service leaving only 1 stall available for a large group. There was no AC in the bathroom as well. It was a bit disappointing overall. Location and parking were 10/10.

We had an absolutely wonderful stay at Forty 1 North. From the moment we arrived, everything was perfect. The service was impeccable, the atmosphere was beautiful, and the overall experience was outstanding. It is hands down the best place to stay in Newport, Rhode Island. Highly recommended!

Older hotel in need of updating. Staff not very professional.

This was def NOT a five star hotel or even close to!!! We ended up two days in changing rooms. No toilet paper terrible room service broken furniture , NO hot water tv phone did not work. A joke really :(. Never again

The fact that the hotel is on the water was the reason we picked this hotel. We had our own balcony to watch the sunset from. So that was nice. The room was clean, but had a few broken things that were a little inconvenient so we told the staff about them when we left. The bed was not comfortable though. I didn’t like that the mini fridge was the smallest fridge you can possibly buy and it was 85% full of minibar items. The counter of the wet bar was also full of minibar items. Not much counter space for the things we brought. We asked them to remove them from the room and they did with no problem. My biggest complaint was the cost of parking there. For the price of the hotel parking should be included.

Cleaning staff was excellent! Front desk lady was welcoming. Valet scenario was a little challenging. I couldn’t figure out if I needed to get the car myself or have someone bring it up. One night I kept the keys. The next night they wanted to keep them. Overall a very positive experience. We’ll be back. Great Espresso martini at the round bar!

Staff very attentive and the property was gorgeous and so clean. The beds were very comfortable. Perfect location.

The hotel was in great condition. The restaurant was one of the best in the city, but nothing overshadowed the attentive and friendly staff.

The bed was exceptionally comfortable and we had a wonderful stay.

comfortability and easy walking, breakfast bar was well prepared and nicely presented, bar on site and relaxation areas for social time, rooms clean and comfortable. The bar in the room was a nice touch. The bedside lamp shades in the bedroom appear to be moldy. Hangers in closet could have been more ample.
