No hvac control in room No common area

I travelled with my husband and two older teenage children. It was our first stay in Newport. The inn has an excellent location, amazing views, great rooms, and excellent/helpful staff. There is a parking in front of the inn and the property serves continental breakfast and cookies and coffee in the afternoon. I definitely recommend it!

We wanted a harbor view room and were happy to pay extra for it. What we couldn't have known in advance was that the noise from the bar right below our window was incredibly loud and went on at full pitch past midnight each night. We were glad to get home to have a full night's sleep. I guess there isn't much the hotel can do about the bar next door, but I want to warn people not to pay extra for the harbor side rooms.

You can hear everything poor insulation, the door has big gaps and light comes right through it very visible at night. The extra parking price

Super clean hotel! Very cozy. Staff were SO friendly, helpful and great vibes! Think we found our new go to place when staying in Newport!

The breakfast was quick and easy
-
Room was large and clean. Walls are tissue paper thin. We could hear conversations in the next rooms and a child pounded on the walls for hours. There are no curtains, so the room is bright all night and day. The only window covering is a fairly transparent white shade that did not keep light out. The towels were treated with a scent (possibly dryer sheets?) that rubbed off on you and was overpowering and irritating to the skin. The breakfast was meager and, for the price of the rooms, should be more substantial with more options.

Great little inn in downtown Newport!! Great location & rooms were roomy and well maintained!
-
The breakfast was very good, food was fresh and a nice selection of breakfast items. I had a beautiful room overlooking the harbor, but the occupants above me were very noisy, so I had a hard time falling asleep and they were banging very early in the morning.

Clean, neat and beautiful. Great location. Very friendly. We enjoyed the cookies too.

Beautiful property with helpful staff!

Great location, rooms are spacious, great service. Does not have an elevator and can be tough with a kid. Old locks too. Its old school but the staff and everyone makes it feel like home. <3

Wonderful place to stay. Great location, in the middle of everything. Would stay here again.

The room was beautiful as well as the location Breakfast, was looking forward to maybe some scrambled eggs or some hot foods.

The rooms have been redone and are awesome. The staff is very friendly and professional. The breakfast room is airy and bright, the breakfast selection is varied and the attendants are very knowledgeable about the area. The walls are very thin so you can hear lots of activity. The water side view faces a new bar called smugglers and it can get loud until a little after midnight.

The continental breakfast was perfect and staff was overly friendly. Clean bathroom with lovely toiletry amenities. Cannot wait to go back!

I thought the room was spacey and clean. The Balcony was nice. The shower water was hot and the pressure from the shower head was great! Bed was comfortable. Free Breakfast was simple but decent. Location was perfect in downtown Newport and can walk to everything. It was a little inconvenient that there was no elevator and you had to climb stairs with all your luggage depending on what floor you are on. I would say older people ask for 2nd floor rooms. Our room overlooked a building next store and had a very loud bar at night which was right outside our room. Bar was open till 1a.m. so Friday and Saturday nights it was rocking. Also our room you could hear every foot step from the people staying above us. The people that were staying next to us when they went to shower it make a loud clicking thumping noise in our room.

Staff were great and welcoming. Room was very clean with a great location

Very nice place in a great location. Front desk staff and meal room staff were exceptionally welcoming and helpful. Room was comfortable, spacious, and had a nice view. Breakfast variety was quite good. Only downfalls during our stay was a leaky shower faucet and room entry keys that didn’t work well. Minor maintenance items is all that were reported upon checkout and staff was very receptive to handling.
