About as good as it can get for a boutique hotel downtown.

Every single day, despite checking me in themselves and seeing my face at every turn, staff asked if I was actually a guest. Not once — not once — did anyone say "welcome back." At this price point, that's not a minor miss, that's a fundamental failure to do the one job a hotel has. One night I was flatly refused a restaurant reservation, with no attempt at accommodation for a paying guest. So I ordered dinner to my room instead. What arrived was insulting: my $100 pasta, dumped in a paper takeout box, inside a brown paper bag, with no plate and no silverware. That is not hospitality — that is a gas station hand-off. I sent it back, went down to the bar for a drink, and was refused there too, because of a ticketed DJ event I — a paying hotel guest — apparently wasn't important enough to be included in. The bartender, a rude young man with shaggy blond hair, treated me like an inconvenience rather than a guest. He has no business working in hospitality. Let me be clear: this hotel is a beautiful shell with nothing behind it. If you want a real hotel experience stay somewhere else.

The rooms were so clean & comfortable. Beautiful lounge. The chairs on the back lawn would be so much better if there were nice umbrellas for shade. The view from the window was a car park. The empty ‘event’ rooms at the back of the property are wasted. Could be another option for people to relax.

The property is pretty and reflective of old New England style The disappointment comes from a complete mismatch of price and value. For nearly $800/night we were put in a small room overlooking the parking lot which was so loud that on Saturday I kept waking up until 1:30am as large parties were erupting in laughter and loud conversations. There was also noise from room above. I had told the hotel it was our anniversary - nothing special was prepared in a room, no acknowledgment. The guys at the front were very nice, the person at the check in was fine. Overall, if the cost of the room was $100-200 I would say great but loud. But at the cost that it was it really really fell short.

Location The Sunroom that is shown on the website was not available to sit and lounge, (without buying a drink or a meal) the only space available was the downstairs bar area, was disappointed with only the one choice. I also never saw the backyard ocean area??? Also the price you charge for rooms, you could have at-least given us two chairs for two people, there was only the one chair. The decor in the room was non-existent!

The only thing I could say is that I prefer (especially when traveling for business and on a schedule), is to have access to GOOD coffee (nespresso pods would be great) in the room versus having to get dressed and go down to the lobby to get a cup of coffee.

I love the decor throughout the property - a fresh sophisticated blend of historical Newport and modern coastal. The wallpaper and murals are delightful. The location on the waterfront is great - always love being on the water. The service at the front desk and the restaurants was wonderful - the Studio Bar with its fireplace was cozy on a winter evening and the food was excellent. The bed was extremely comfortable and the room felt refreshing and a nice size with some water views. Will definitely be back!
