Enjoyed a last minute stay here, and the location is EXCELLENT! Walked to all my fave spots, room/hotel was clean, and the staff was friendly.

The biggest disappointment was cleanliness. Housekeeping did not do a thorough job cleaning the room. We found used tissues under the nightstand, hairs in the bathroom, and one day our room was skipped entirely. The towels were also well past the point where they should have been replaced. Beyond cleanliness, the room showed signs of deferred maintenance, including a deteriorating bathroom door and an unfinished-looking shower head installation. We also stayed on the third floor on the harbor side, where the Wi-Fi signal was so weak that our devices could not stay connected, leaving us without Wi-Fi. That was a major inconvenience since I needed to get some work done. None of these issues are acceptable at this price. On the positive side, the air conditioning worked extremely well, the shower had excellent hot water and pressure, and the front desk staff were genuinely helpful. The hotel’s biggest strength is its location—it’s within easy walking distance of Newport’s waterfront, restaurants, and shops. Overall, the hotel has a great location and friendly staff, but poor housekeeping, maintenance issues, and unusable Wi-Fi made it difficult to justify a rate of $645 per night.

Room was clean. Staff was efficient. Location was excellent. Room cooling unit was far too noisy. Lodging price was way too high for this level of hotel.

Great location, tons of bars and restaurants nearby. Staff were friendly and accommodating. The AC in the room was not able to turn off. Overall well maintained property. I feel you should charge the same for Handicap parking, it should be discounted or free.

This place has a great location. However, our room smelled like bleach and wet dog. The staff was very helpful. In addition, it truly needs a remodel job. Our bathroom seemed to be remodeled a short while ago yet the wall shelf was very unstable and the outlet needed to be replaced. The furniture definitely need some new vibes that are equal to the reputation that Newport has.

Parking was terrible, we had one room and 2 cars. Nobody told me the car had to be off the property the same time as checkout. I ended up paying about $150 for 2 days for 2 cars. That’s crazy. Otherwise, it was a great stay.

The location was beautiful and convenient Run down for the cost. Simple things could have been done to spruce things up. Seemed like nothing was done to prepare for the summer season.

What bothered me the most was the towels. They were so old that they looked stained and dirty, even if they had been washed, which made me uncomfortable using them. Overall, I was very disappointed with my stay. I definitely would not recommend this hotel.

That said, the location is excellent and one of the hotel’s biggest strengths. It’s within walking distance of just about everything, including Bowen’s Wharf, making it easy to explore the area without needing a car. The staff were also very friendly, welcoming, and accommodating throughout our stay, which made for a positive experience. If the hotel invests in updating the rooms and improving the Wi-Fi, it would be an even better place to stay.

The staff was accommodating and helpful, but the dog barking and it’s rude loud owners in the adjacent room all night, and the paper thin walls did not lend to a good night’s sleep!
