    The hotel is nice and the staff are helpful. Two things stop me from giving it a five-star review. First, the breakfast is pretty bad. The egg options in the buffet are unappetizing (Spanish egg tarts) and the scrambled eggs I ordered from the kitchen were worse -- actually inedible. There was no oatmeal or other common breakfast options. I had a hard time finding enough to eat. The $22 charge was not worth it. Second, the location is odd, on a strange little street surrounded by small office buildings and construction sites and with limited parking. (Your choice is valet parking, with what seemed to be a bit of a wait to retrieve your car, or street parking in the neighborhood. We got lucky with street parking. ). It is actually an easy walk to the picturesque, historic district of Portsmouth but when you first arrive at the hotel you feel like you're in the middle of nowhere.

    Hotel decor in general is very modern and mostly brown. Lacks coziness and warmth. Rather stark. I think the parking situation is overcomplicated. You have three options. You can valet for 45 bucks for one overnight, you can pay for when you check in to 8:00 p.m. and then you have to re-up your parking again from 9:00 a.m. on. Or, you can park a block and a half away. I wish I'd been warned about that I had it because I might have picked another hotel. Also, the view is not great from any of the hotel windows because you're looking right at other buildings.

    It says it has a water view. The only water we saw were rain drops on our rental car. Also, there are NO bellman. You have to take all your own bags up to your own room & find your own trolly. Horrible. The help there is seasonal - so no one even cares about your well being. The lobby coffee is not even hot. And the cups they give you are as small as shot glasses. Also, they have a weird tipping system in the rooms. If you are lucky enough for them to remember to clean your room. (They forgot ours 3 out of the 8 days) - they give you a bar code to scan to tip the housekeepers - which is a lot of extra work to have to do every day. We will NEVER come back here. AC stands for AWFUL & CANCEL IT! In the words of the band IN SYNC - BYE BYE BYE!

    However, the added fees are a little ridiculous. $25 fee paid upfront by us to have a “credit” to our room for food? $45 for valet parking OR take your chances with a meter for street/lot parking. $75 incidentals fee that hasn’t been taken off our credit card as of yet. Quick to charge it, but forever to remove it. Multiple $5 mystery charges that no one can explain, but they’re still there on our bill. It’s circumstances like this that will have us never returning to a single one of your properties. More inconveniences than there need to be.

    We enjoyed our stay in this nice hotel. My only complaint is the charge for items we did not need. We were charged in advance for purchasing snacks/bike ride/cocktails, and that was really annoying. I'd rather make up my own mind about what I want to spend my money on.

    The perks are good. Two free bar specialty drinks per night and $25 per day to spend in the facility, which covers breakfast. Breakfast is all you can eat with an ample and very nice buffet, plus eggs to order. The lobby bar is great. We could only get the specialty drinks in the lobby bar, which was not ideal. But was okay because the roof top bar staff were struggling. It is a nice environment but people were waiting 30 minutes to pay their bill and it was nearly impossible to get a drink at the bar. Maybe this has been rectified. Overall, I'd go back.

    When we arrived, the room remained at 80°F despite the AC being on. We contacted the front desk, and maintenance came to inspect it. We then left the hotel for a while, hoping the issue had been resolved. However, when we returned, the room was still 80°F and the air conditioning was not working. After contacting the front desk a second time, they brought us a box fan. At that point, the employee informed us that the air conditioning in our room had also not been working the previous day. It was disappointing to learn that the hotel was already aware of the issue but still assigned us to that room without notifying us or offering an alternative. While the staff did compensate us for valet parking and our charges at the rooftop bar, we don’t feel that adequately addressed the inconvenience of spending our stay in an uncomfortably hot room. We expected better communication and a more appropriate resolution for a known maintenance issue.

    Very clean, modern and comfortable. The nice touches they do with the infused water, specialty signature drink and the rooftop deck is a huge plus. This is my favorite hotel in Portsmouth. My only problem with this last stay is the “harbor view” rooms are no long harbor view. They are of new condos blocking any view from the hotel except maybe on the top floor. This should be updated by the hotel booking options because I paid extra for a harbor view room and did not get a view at all! However, the location of this hotel is fantastic. Far enough from the city center to not have any noise but walkable to downtown or harbor front.

    Lovely, clean hotel, conveniently located to all of downtown Portsmouth. Enjoyed drinks on the roof. Staff was super friendly and welcoming. Weird complaint: HATED the coffee machines in the room. Everything else is so thoughtful and deliberate, a weird offbrand machine that filters boiling water through single use plastic was just ick.

    Also, not noted is that there is significant construction surrounding the property, so the views in the pictures are not real. Each side is blocked by enormous condos being built. Currently, they begin working at 7 am, very loudly.
