really cute and cozy, with a good breakfast and super nice staff. They also were very accommodating of my food allergies For the breakfast to be excellent, some fiber would be nice, like a salad, chia or berries. It was very protein and carb heavy

The location was great for our excursions into Newport and Boston. The breakfast was fantastic which allowed us to just eat dinner the rest of the day. All good.

Easy check-in; friendly welcome. Spacious, comfortable room; very good coffee available at any time; nice to have extra blanket , convenient free parking on site. Good breakfast options; servers very pleasant & efficient. Helpful info re local events available near office. We are seniors so appreciated the ground floor room as stairs to upper floors would have been too steep to haul our luggage. Dining room on first floor was not a problem because we didn't have to manage luggage on stairs. Disappointed that outdoor sitting area was very noisy all the time. Wish we could have enjoyed sipping a glass of wine or reading out there on a lovely summer's day. Would be nice to have a little table in room so we could enjoy a glass of wine when outside patio was too noisy.

Lovely homely b&b with a personal touch. Large room, ample breakfast, pleasant staff. The communal complimentary coffee lounge was an excellent addition. Only ‘negative’ is the highway which runs alongside, which is noisy but unavoidable.
