The hotel ambiance and aesthetics are beautiful. Grounds are beautiful. Restaurant right there very nice. Morning coffee and pastries delicious. However… the rooms need upgrades. The hotel is old. First night, the room smelled strongly of urine and room spray. Could not breathe well. Had to sleep with door open slightly to have fresh air. They moved me to a larger room. That room smelled strongly of ant spray and clove oil. Could not breathe that night and woke with sinus and throat issue. They moved me again - to a room with a living room. That room did not have odors and I was finally able to sleep that night and the next. My concern is what was I breathing the second night. Also when I asked management to come to that room to see if they smelled anything they said they did not, which was shocking. Later that night, I asked the night person to please come smell the room, she did smell something and moved me to the larger space. At that second room, management brought a “humidifier” in for me and said they use these for people who say the rooms have an odor. When a hotel says they are “clean,” to me that does not mean spraying it down with cleaning products. It means it is clean with fresh air and a healthy sleeping environment. I still don’t know what was in that second room that night or the first room (urine smell), but I continue to be concerned I might have been exposed to something possibly toxic.

The grassy courtyard with chairs and a gazebo to enjoy were great! Peaceful and relaxing. The room was nice but dated. The furniture was old. One of the chairs had a hole on the fabric of the arm. Things looked worn. We had a nice patio that we enjoyed daily. Definately a 3 star hotel but with a 4 -5 star price.

A fabulous place to stay. The room was very clean, tidy and beds were comfortable. The walk in wardrobe was a bonus! Staff really accommodating and super helpful. Breakfast was basic but served a purpose. Would definitely stay there again!

It’s a hotel, but it had the amenities of a B&B. Wine in the evening, continental breakfast, cookies and milk later in the evening. Lots of outdoor seating areas. Free parking! Walkable to everywhere. Wonderful’

Wonderful boutique, hotel with great staff and great location very well maintain the only small issue is since they’re older buildings individual air-conditioning units in the windows or walls are noisy at night

I found this place at the last minute and i'm so glad I did! It was very close to downtown santa barbara ( within walking distance) i was very tired, so I decided to take some food from the restaurant back to my room. And it was excellent and the staff was very helpful and it was a beautiful property!!

Charming grounds and great location. Furniture could use some updating or refurbishing, the furniture didn't match each other. Very simple basic room for high price point. Stayed in 54 at Carriage building.

I can´t wait to stay at that hotel again! My wife and I spent just one night there. However, it was one of the most remarkable moments of our visit to California. The staff person at the reception, Kiona, was extremely gentle and helpful. Then, we arrived just on time to enjoy a happy hour with free wine! We took advantage of the balcony table out of our room (at the Lincoln module of the hotel) and enjoyed a nice time in preparation for dinner at the hotel´s restaurant. Dinner was exquisite. Great customer service. Afterwards, we walked around the neighborhood which has some historic buildings worthy to visit or contemplates. We´ll definitely go back to Upham hotel.
