It’s location in Greenpoint and the size of the room. My room was on the first floor near the checkin desk and at times, it was noisy.

Thus place rocked!

Our suite was probably the nicest room we've ever stayed in when in NYC, whether Manhattan or anywhere else. Bed was super comfortable, the bathroom great, the kitchen fully equipped. Franklin Guesthouse is convenient to everything in Greenpoint. The staff was helpful and courteous, with a sense of humor. Next time, we will check out the adjacent restaurant, Madre.

Rooms are large and comfortable; great for a longer stay, with fully equipped kitchen Reception staff were efficient - but a few more smiles would have been welcome!

Working with Expedia, their "partner" travel insurance company Generali, and this property, The Franklin Guesthouse, has been a lesson in why you don't use third party companies to book travel, and to take note of comments made by previous guests about poor communication and follow-thru by the property. The hotel was completely unhelpful in terms of changing the reservation versus canceling it, even though it would allow me to make the change if I was willing to pay a "change fee" equal to the amount of the stay in order to do so. New York has far too many hotels for a property to be so uncooperative. I will take my business elsewhere.

Location was fabulous! Space was large! Access to local area was amazing! Would have liked a comfortable chair or couch to relax in. There was definitely room! Only the bed and 2 metal chairs at the round table were available for seating.

The room was lovely, spacious and clean and bright. Staff at the front desk were friendly and helpful. The location was great, within easy walking distance of both the subway and the ferry to Manhattan. Overall a wonderful place to stay. I'd thought that the kitchen, which has a full-size refrigerator and oven, would enable me to cook meals instead of eating out. But there were few utensils, no paper towels, no basics (salt, pepper, tin foil) and only one dishcloth. (No microwave either.) Maybe I've just been spoiled by staying in vacation rentals which usually supply the basics. I can't fault the hotel, but be aware that you'll need to do some shopping if you plan to stay a few days.

Could improve on reducing noise - air conditioning, room above and next door noise, etc.
